Position Overview:

 

The Development Manager has overall project responsibility for the planning, development and construction of assigned projects.  He/She is responsible for the leadership and motivation of the project team including consultants and construction team.  He/She is also responsible for ensuring the project team consistently delivers above expectations. 

 

Key Responsibilities:   

 

  1. Leadership of the project team through all phases of project development to ensure that all projects are consistent with the approved vision and project statement for the project, and delivers on all commitments made to lenders, partners, purchasers, tenants, and stakeholders.
  2. Management and motivation of all other Replay disciplines required for the success of assigned projects, including construction, sales and marketing, finance, lodging and operations.
  3. Ensure that pertinent development information is provided to each team member in a timely manner that will enable him or her to fully understand his or her relative importance to the success of the development.
  4. Responsible for the financial success and bottom-line of assigned projects
  5. Support and implement company systems and policies that enable the project team, (lodging operations, senior management, finance, development, construction, marketing, sales, commercial, consultants and support) to work efficiently and effectively towards our individual and common goals.

 

Specific Development Program Responsibilities:

 

Development Program- Concept   

 

  1. Assist in development of design program specifics with input and sign-off from the senior management team.
  2. Create and manage schedules including critical dates for each project.
  3. Work with senior management to ensure appropriate consultants are hired to develop the project plan.
  4. Ensure the project is developed in accordance with the approved project statement for the project and company policy and direction.

 

Development Program - Development

 

  1. Manage the approval process including agency interface and technical information.
  2. Lead the design and construction teams assigned to the project to ensure that the design development and construction documents are being developed in accordance with the requirements of the project.
  3. Review and “sign-off” the final construction documents and bid set prior to tender or construction contract negotiation.
  4. Provide input in creation of Marketing Plan/Overall Strategy
  5. Provide input and coordinate materials for the Pre-Sales Program.
  6. Ensure that project specific information is provided to Sales and Marketing as required.
  7. Incorporate commercial development requirements into development program.

 

Development Program - Implementation and Delivery

 

  1. Manage the creation and implementation of the Homeowner Associations.
  2. Coordinate with Lodgings and Operations team.
  3. Attend and provide support for the construction team at regular project meetings held on site with the entire project team so that issues are identified, clearly communicated, and resolved in a timely manner.
  4. Perform routine inspections to ensure the project is being developed as planned and that the overall schedule, budget and quality requirements of the project are being met.
  5. Consult with the construction team as necessary to ensure schedules, budgets and quality requirements of the project are being met.
  6. Ensure we deliver what was sold.
  7. Provide direction to the construction team to ensure we exceed expectations
  8. Ensure that deficiency-free units are turned over to our purchasers and Lodging Team.
  9. Review/Monitor Homeowner Orientation Process.

 

Financial:

 

  1. Ensure the project is achieving the approved returns and profit to meet the Proforma requirements.
  2. Provide direction to the construction team to ensure the construction contract value and scope is complete and in accordance with the project Proforma
  3. Review construction change orders with the construction team during construction.
  4. Ensure Development Projects are meeting schedule and quality requirements.
  5. Achieve on-time commercial development and goals for leasing plans/budgets.
  6. Working to ensure commercial developments are completed on time and on budget and ensure the leasing plan is met and even exceeded.

 

Leadership:

 

  1. Responsible for the leadership and motivation of all members of the project team.
  2. Responsible for providing regular feedback to the project team including documentation review, project schedule and project post-occupancy evaluations.
  3. Consistently and enthusiastically impart the vision of the project, master plan and Replay. 

 

Mandatory Requirements:

 

  1. Minimum 3-5 year experience directly managing all phases of development projects including strategy, approvals, design, construction, and delivery.
  2. University/College degree and/or training in architecture, engineering, land planning, construction or related field. MBA is an advantage.
  3. Specific experience with real resort developments would be an asset.  Core strengths in resort residential, hotel, commercial and/or retail development would be a strong asset.
  4. Ability to take direction and implement the development program in accordance with the project requirements.
  5. Ensures decisions are made in a timely matter with input from team and stakeholders.
  6. Effectively resolve conflict with variety of stakeholders in a manner that is consistent with our core values and ensures strong working relationships in the future.
  7. Proven success and passion for building and sustaining strong relationships with team members, partners, consultants, community stakeholders, and government authorities.
  8. Ability to formally present and explain detailed project plans to stakeholders
  9. Excellent comprehension of the financial aspects of a project
  10. Plan reading and basic understanding of building planning and building component are required.
  11. Some travel required.
