Veritas Investments Los Angeles (or “VILA”) is a wholly owned affiliate of Veritas Investments, Inc., the largest vertically integrated mixed-use multifamily owner/operator in the San Francisco Bay Area. Veritas’ portfolio is made up of classic, distinctive buildings located in some of San Francisco’s most storied neighborhoods. VILA was formed in 2019 to expand Veritas’ footprint into Southern California under a similar investment thesis and operating model, and to date has acquired 30+ properties in Santa Monica, Venice, West LA, Beverly Hills, Culver City/Palms, West Hollywood and Hollywood. Combined, the firm manages approximately $4 billion in multifamily real estate across 300+ properties totaling 7000+ units in the San Francisco Bay Area and Los Angeles on behalf of institutional and private investors. 

 

JOB SUMMARY

The Manager of Marketing & Leasing, a newly created position in the Los Angeles office, will oversee and coordinate all leasing and marketing functions of the VILA portfolio, and lead the roll-out of new technology to create and support best-in-class leasing and operations.  Reporting to the President of VILA, the ideal candidate will be detail-oriented, proactive, creative, analytical, collaborative and driven to be successful.  This person will serve as a leader within VILA, and will help form a strategic vision for the ongoing marketing and leasing of the firm’s rapidly growing multifamily portfolio.

 

 

ESSENTIAL DUTIES & RESPONSIBILITIES

Coordinate all VILA leasing activities, including tracking day-to-day sales and leasing metrics tailoring leasing and marketing strategies as a necessary to generate traffic and ensure high closing ratios.

Oversee all unit-level pricing and concession decisions.

Assist in the development and curation of compelling content to increase brand awareness, positioning, and customer loyalty

Assist in the creation of email, craigslist ads & other digital marketing campaigns.

Help develop and implement new and creative growth strategies to optimize brand awareness.

Manage the content and accuracy of available inventory on property websites.

Contribute to conversations around post-renovation unit layouts, unit mix, FF&E, and common area finishes.

Serve as Marketing liaison with Technology team.

Contribute to conversations regarding the evaluation of target markets; understand demand drivers within specific markets to provide insights and recommendations on new investment opportunities.

Coordinate website, brochures, signage, and branding.

Implement sophisticated and high-touch marketing campaigns that create excitement with potential residents.

Continually evaluate the entire leasing lifecycle to identify digital opportunities to increase efficiency and to build a culture of operational excellence, including but not limited to lead generation, property tours, negotiations, background and reference checks, lease signing, and lease expiration management.

Analyze revenue management and consumer insight data points to make better informed decisions and target future success.

Identify opportunities for process improvement and work collaboratively with leaders from other departments within the organization to ensure seamless implementation of new initiatives.

Review and analyze leasing performance reports, shopping reports, traffic details, and other operational /marketing reports to identify and resolve issues impeding optimal leasing performance.

Troubleshoot operational leasing impediments by analyzing possible roadblocks, focusing on people, product, promotion, and price.

 

QUALIFICATIONS

The successful candidate should have at least five years of experience in residential marketing and leasing and a familiarity with emerging and established real estate technologies. He/she will be collaborative and strategic, with strong leadership and interpersonal skills to work in partnership with other departments in the organization.

 

Additional criteria include:

Ability to think strategically to create a vision, set direction, and resolve complex projects and issues; proven success in building a business strategy and presenting innovative solutions to executives and colleagues.

Experience with social media software platforms including: Facebook, Twitter, Snapchat, Instagram, YouTube, LinkedIn

Execution driven; equally comfortable leading from a strategic level and diving deep into the tactical level to problem solve and hold users accountable.

Demonstrated ability to articulate a vision and generate necessary consensus behind business plans; proven ability to influence change and drive consistent adoption.

Proven ability to develop, manage, motivate and mentor a diverse, transactions-driven leasing and marketing team.

Proven ability to manage multiple priorities given aggressive timelines and numerous discrete initiatives.

Track record of being a transparent and humble leader; motivated by the impact of significant change management efforts.

Innately curious, with an expansive view of emerging technologies.

Exceptional sales and marketing skills, including an awareness of the most intricate details concerning trends in residential rentals.

Strong technical leasing knowledge and a thorough understanding of leasing concepts, with a track record of leasing execution.

Experience capturing, utilizing and applying data to strategic decision-making.

Experience working in California and/or in rent-controlled multifamily a plus.

Significant knowledge of Excel and Word; Yardi experience a plus.

Bachelor’s degree or higher required.
