Parkway has an opening for an Asset Management Analyst or Associate within its Investments group.  The ideal candidate will reside and office out of our corporate headquarters in Orlando, Florida.

About the Role

This position is primarily responsible for (1) updating current asset and portfolio valuation models and analysis; (2) managing the annual property business plan and budget development process; (3) calculating the current market value of select company properties and reviewing marketing materials for disposition offerings; (4) assisting with the transition of an acquisition into the company's portfolio; and (5) managing the due diligence process for dispositions and refinancings.

 

Essential Functions

Asset Management:

  • Update property valuation and cash flow projections for existing assets on a quarterly basis or as needed to determine current values utilizing appropriate market capitalization rates, rental rates and other assumptions.
  • Play a key role in managing the annual property business plan and budget development process in conjunction with property management, accounting and other members of the asset management team.
  • Manage the quarterly valuation process to ensure Argus valuation models are updated accurately and asset valuations are adjusted appropriately to account for changes to leasing and capital markets conditions, asset occupancy, leasing pipeline and known vacates.
  • Support reporting responsibilities to investors, joint venture partners, lenders, etc.
  • Prepare the financial analysis and lead the due diligence process for loan refinancings.
  • Assist with general corporate-level or strategic planning analysis and/or projects.
  • Assist with the preparation and maintenance of various corporate financial models.

Dispositions / Joint Ventures:

  • Conduct detailed valuation and scenario analysis relating to hold/sell decisions for existing assets utilizing Argus and discounted cash flow models. 
  • Prepare presentations for review by senior management relating to disposition opportunities.
  • Quarterback the disposition process by facilitating information flow between property and broker.
  • Travel to properties for onsite meetings with brokers and property management teams.
  • Manage the seller side due diligence process including fielding and responding to potential buyer questions.
  • Review all marketing materials.
  • Assist in the process of choosing a buyer.
  • Assist in potential buyer interviews.

Acquisitions / Research:

  • Assist with the development of detailed and thorough financial analysis and underwriting for potential acquisitions.
  • Assist with conducting market and macroeconomic analysis to support company investment strategy and underwriting assumptions.

 

Knowledge & Skill Requirements

  • Strong understanding of fundamental economic, finance, and accounting (GAAP) principles.
  • Expert skillset in the use of Argus, Excel, and PowerPoint.
  • Detailed knowledge of real estate finance.
  • Must possess a team-oriented, winning attitude.
  • Ability to handle multiple projects at once and manage well to deadlines.
  • Strong communication, interpersonal, analytical and organizational skills.
  • Familiarity with Yardi a plus.
  • Periodic travel is required.

 

Education & Work Experience:

  • Bachelor’s degree in Business, Finance, and/or Accounting required; MBA preferred.
  • Minimum of two (2) years of commercial real estate analyst experience required.
