Job Summary

We’re looking for a talented Director of Operations who will be responsible for the overall operations of a portfolio of multi-family properties in our Toronto market. The Director will oversee the portfolio’s financial and operational performance including monitoring monthly financials, ensuring efficient operations and on-time reporting, managing and mentoring the onsite staff, as well as ensuring a positive experience for the residents, associates, and property owners in conjunction with the property leadership team. This person will need to be a influential leader with the ability to innovate processes and drive change.

Responsibilities 

• Provide leadership, training, and development to assigned staff members to ensure optimum productivity; also responsible for staff       recruiting, mentoring, and performance management as well
• Act as a training and quality control resource to guarantee proper workflow for all Property Management and Maintenance
• Demonstrate ability to understand and meet financial and operational goals set by Tricon Asset Management Team that meet Tricon   Residential Standards
• Responsible for the properties annual budget, P&L statements, general ledger and creating necessary reports for Tricon Residential leadership in a timely and accurate manner
• Regularly inspect the property to ensure the highest level of curb appeal, office and maintenance operations, and competitive market     positioning
• Oversee all aspects of leasing and marketing including setting appropriate marketing strategies to secure prospective residents,   ensuring Tricon Residential website, property websites and associated marketing sites are up-to-date and well managed, and meeting   occupancy and retention goals
• Monitor and influence resident engagement and ensure a high level of customer satisfaction
• Responsible for oversight of lease administration, rental collections, and delinquency
• Provide development and support to ensure single family homes and multi-family communities are delivered to Tricon Residential   standards
• Provide strategy and feedback about new markets, potential acquisitions, and new building opportunities
• Respond to escalated resident complaints and issues and serve as liaison between residents and corporate office regarding the administration of common area maintenance and the enforcement of Tricon Residential rules and regulations
• Oversees site and office natural disaster and emergency evacuation plans
• Oversees the management of the property and associate safety records, property loss claims and risk management initiatives
• Oversees market assigned company initiatives, and works cross functionally with other departments to develop and implement process   improvements and changes

• Other responsibilities as assigned by Asset Management team


Qualifications


• Five to ten years of multi-family property management experience is required
• Prior experience in Yardi or another equivalent property management system is required
• Prior experience in multi-family high rise environment required
• Knowledge of P&L Statements, GL’s, budgeting, etc. is required
• Ability to make recommendations to the Asset Management team
• Ability to effectively interact with residents, suppliers, other associates, and clients
• Ability to create a climate in which associates want to do their best by leading and communicating a shared vision with associates and providing coaching and development
• Ability to relay technical concerns with adequate detail, quickly and accurately
• High degree of initiative and problem-solving ability
• Intermediate level knowledge with Microsoft Office Suite including Outlook, Word, PowerPoint and Excel
• Ability to organize work, engage in a variety of tasks simultaneously and consistently meet deadlines
• Ability to meet budgets and control costs
• Ability to write reports and business correspondence
• Strong interpersonal skills to effectively communicate with all levels of management
• Ability to cope and defuse situations 
• Real Estate license is helpful, though not required

Requirements

• Bachelor’s degree 
• Excellent communication skills both written and verbal
• Ability to work well using mobile office electronic tools
• Excellent math and financial acumen
• Demonstrated attention to detail
• Required to maintain a regular schedule which may require working overtime, weekends and non-traditional holidays
• Ability to travel including overnight
