Cedar Realty Trust, Inc. (NYSE: CDR) is a fully integrated real estate investment trust which focuses on the ownership and operation of primarily grocery-anchored shopping centers straddling the Washington DC to Boston corridor. The Company’s portfolio is comprised of 54 properties with approximately 8.2 million square feet of gross leasable area.
Cedar is actively seeking a full-time financial analyst/due diligence professional to support the acquisitions group in due diligence, underwriting and execution of both acquisitions and dispositions. This is a critical position conducting due diligence on the various deals in the pipeline under the direction of the Chief Investment Officer. This role will be based out of the Massapequa, Long Island office.
Key Responsibilities Include:
- Build and maintain detailed financial models utilizing Excel and Argus Enterprise for acquisition and disposition projects that incorporate various scenarios and sensitivity analysis
- Assist in negotiations with investors through the analysis of various capital structures and cash flow distribution waterfalls
- Lead and coordinate closings of transactions and correspondence between internal departments and external parties
- Prepare presentations and materials for the investment committee, investors, and lenders
- Manage, perform and coordinate due diligence, including the analysis and review of market data, financial statements, development budgets, 3rd party reports, and legal documentation
- Support asset management activities, including repositioning strategies, refinancing, and dispositions
- Participate in the initial screening of investments to determine fit with the Company’s investment objectives
- Evaluating potential acquisitions and redevelopments to be presented to senior management
- Conduct market research using Sites USA, and other resources to compile demographic and competitive set information to facilitate decision making
- Assist in structuring Letters of Intent outlining principal business terms of the transaction
Qualifications:
- Bachelor’s degree with a major in Finance, Economics or Business preferred.
- A minimum of 3 years of experience in a structured analytical work environment (experience at a private equity, acquisitions, due diligence firm, REIT, investment bank a plus).
- Self-starter with superior organizational skills, oral and written communications skills; strong presentation and the ability to prioritize and manage multiple workstreams
- Must have expert level proficiency in Argus, Microsoft Excel, Word and PowerPoint
- Must be comfortable interacting with Senior Management
