JOB SUMMARY


CBRE HEERY seeks a Managing Director to oversee and grow Construction Project Management services in Colorado.

The purpose of this position is responsibility for project management services within the state of Colorado, and to achieve the company's strategic business objectives. Key project delivery focus areas include team building, scope, budget, schedule, quality and risk management.

Essential Duties & Responsibilities

Responsible for the financial performance for Colorado which includes budgeting, actual results, forecasting, reporting and business development both for the public sector CBRE Heery business as well as for the private sector CBRE LMA business.

Interacts regularly with clients to ensure that goals and objectives are established and achieved. Develops and implements action plans to correct variances.

Anticipates and responds to the client's needs and concerns. Listens effectively to client and then accurately structures a solution that meets or exceeds the client s expectation that results in a positive outcome.

Manages and leads public and private sector project management services within Colorado leadership team and ensures thorough team understanding and implementation of strategy, operations, policies, and procedures. Formally supervises individual employees.

Responsible for identifying, tracking performance, coaching, training needs, and motivating direct reports and work groups.

Directly or indirectly responsible for hiring, terminating, compensation, and performance evaluation for direct reports and work group.

Develops new business growth and maintains existing business relationships. Ability to develop a strategy that will deliver sustainable growth of the PJM business. Responsible for business pursuits, integration with other CBRE business lines, and cross-selling our CBRE business in the assigned geographic market to achieve the company's strategic business objectives. Responsibilities under this objective include:

Direct sell clients through team interviews and presentations
Prospect for potential new clients and turn this into increased business.
Meet potential clients by growing, maintaining, and leveraging your network.
Identify potential clients, and the decision makers within the client organization.
Research and build relationships with new clients.
Set up meetings between client decision makers and company s practice leaders/Principals.
Work with team to develop proposals that speak to the client s needs, concerns, and objectives.
Lead the fee development for the solution/service.
Handle objections by clarifying, emphasizing agreements and working through differences to a positive conclusion.
Oversees the creation of a wide variety of customized, professional-quality marketing materials for new pursuits (most commonly written proposals, RFP responses, and graphical presentations)

Strong presentation skills that are applicable both internally and externally with respect to articulating complex issues into simple understandable solutions, can build an effective sales strategy, and mentor others in presentation skills.

Exhibits a complete understanding of company's corporate governance policies and procedures. Responsible for ensuring corporate governance policies and procedures are adhered to within work group.

Oversees the preparation of accurate, timely, and complete reports to the client and company.

Participates in civic and business organizations. Conducts and maintains relationships with industry and trade associates, vendors, and professional organizations

Other duties as assigned.

Supervisory Responsibilities

Manages the planning, organization, and controls for the PJM department within Colorado. Responsibility for approximately 20 direct reports.

Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.

Effectively recommends same for direct reports to next level management for review and approval.

Monitors appropriate staffing levels and reports on utilization and deployment of human resources.

Leads and supports staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention.

Leads by example and demonstrates behaviors that are consistent with the company's values. Required experience directly managing work group or leading 3rd party project delivery resources/team (typically larger, more experienced team).
A proven leader of people and business who motivates teams to effectively deliver operational and strategic targets.

Enthusiastic and confident professional with excellent strategic, people, business development and leadership skills.

Evidence of successfully leading from the front and improving multi-functional teams in a highly commercial and competitive environment.

Able to solve advanced problems and effectively deal with a variety of options in complex situations.

EDUCATION AND EXPERIENCE


Minimum 10 to 12 years Project Management business development, account management and operations experience.

 
Highly customer focused, with exceptional CRM experience.


Combination of a bachelor s degree in Project Management, Business, Real Estate and/or operational experience. Masters degree also desirable.


COMMUNICATION SKILLS


Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. Ability to respond effectively to sensitive issues.


FINANCIAL KNOWLEDGE


Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.

REASONING ABILITY


Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.

OTHER SKILLS and ABILITIES


Proficient in Microsoft Office Suite Products such as Word, Excel, Outlook, etc. Spreadsheet skill set to include advanced functions such as graphics, pivot tables, macros and database management required.

Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.
