Property Asset Manager

 

Prime Storage is a real estate owner-operator focused on acquiring and adding value to a growing portfolio of self-storage facilities located throughout the United States. The company combines an off-market approach to acquisitions with institutional management methods. Location: Jamaica, Queens, NY.

 

The Property Asset Manager handles in all aspects of the administrative, financial, capital and operations of the assigned property.  This is a hybrid role in which business acumen and hands-on operational skills meet.  We seek someone with an entrepreneurial skill set who can thrive in a dynamic work environment.  The Property Asset Manager will:

 

  • Oversee daily operations of asset;
  • Be responsible for the sales and marketing, keeping the facility rented at optimum levels effectively utilizing advertising, promotional items as approved by management;
  • Complies with, and enforces, all company policies and procedures utilizing the company’s handbooks, training manuals and standard operating procedures (SOPs);
  • Show and rent units by offering storage solutions to perspective tenants;
  • Actively sell and maintain supplies of merchandise;
  • Provide outstanding customer service including assessing and resolving customer problems and professionally handling telephone and walk-in inquiries;
  • General management of the office including, but not limited to, opening and closing the office on time each day;
  • Maintain all required tenant documentation in a neat and orderly manner as directed by management;
  • Maintain a neat and clean facility with curb appeal;
  • Provide a safe and secure facility including minor maintenance and daily lock checks.  Notify their direct Regional Vice President or District Manager of all maintenance items that require attention in a timely manner;
  • Propose goals and objectives for property;
  • Prepare monthly and quarterly reporting packages, monthly reforecasts of the business, and other ad hoc reporting as needed;
  • Assist in the preparation and approval process of property operating budgets;
  • Review monthly operating statements;
  • Preform financial analysis, market studies variance reporting, etc.;  
  • Maximize of operational efficiencies;
  • Manage employee performance including hiring, termination, discipline and development;
  • Provide support and enhance client relationship efforts;
  • Travel within district and to other designated locations as may be needed;
  • Report timely and accurately to the District Manager and/or the Regional Manager;

 

 

Requirements:

  • Minimum of a Bachelor's degree in Finance, Economics, Business, Marketing or a related field;
  • 3+ years of experience and demonstrated growth in Finance and/or Operations positions, preferably in service-oriented industries such as Retail Sales, Hotel, Leasing, Travel, Car Rental, Equipment Rental or Self Storage;
  • Demonstrated experience managing budgets and building supporting processes and systems;
  • Team-focused mentality;
  • Possess a valid Driver’s License;
  • Ability to work across many departments with varying levels of oversight;
  • Ability to plan from both a financial and operational perspective;
  • Strong analytical skills;
  • Efficient, self-motivated, with the ability to follow through without direct supervision, so as to timely report results in writing and via various Excel-based formats;
  • Contingent upon successful completion of background screening;
