DEFINITION
To perform semi skilled and skilled work involving painting, plumbing, carpentry, locksmith, minor electrical and HVAC in the alteration, repair, and maintenance of city equipment, buildings, and grounds.

DISTINGUISHING CHARACTERISTICS
Building Maintenance Worker I This is the entry level class in the Building Maintenance Worker series. Positions assigned to this class perform the more routine and standardized tasks. A Building Maintenance Worker I may be considered to be in a training status and assignments are performed within the procedural framework established by higher level employees. However, as experience is acquired, the employee performs with increasing responsibility.

Building Maintenance Worker II This is the journey level class in the Building Maintenance Worker series. Positions in this class are flexibly staffed and are normally filled by advancement from the lower class of Building Maintenance Worker I, or, when filled from the outside, require prior building maintenance experience. Appointment to the higher class requires that the employee be performing substantially the full range of duties for the class requiring a complete knowledge of department policies and procedures and meet the qualification standards of the class. A Building Maintenance Worker II is expected to perform the entire range of moderate to difficult building maintenance tasks.


SUPERVISION RECEIVED AND EXERCISED
Building Maintenance Worker I

Receives immediate supervision from the Building Maintenance Crew Supervisor.

Building Maintenance Worker II

Receives general supervision from the Building Maintenance Crew Supervisor.

May exercise technical and functional supervision over lower level building maintenance personnel.Examples of Duties

EXAMPLES OF ESSENTIAL FUNCTIONS – Duties may included but are not limited to the following:

Finish cabinets and counter tops as required.

Prepare surfaces for painting, staining, or re-texturing; water/sandblast buildings and structures.

Apply paint to building interiors, fixtures, equipment or exterior; strip and paint or stain cabinets, doors, and woodwork.

Install, maintain, and repair plumbing systems and a variety of plumbing fixtures such as faucets, sinks, toilets, and water heaters; maintain heating and air conditioning systems.

Unstop drains and toilets.

Minor electrical repairs; installs or repairs light fixtures and outlets.

Performs minor preventive maintenance service and repairs on refrigeration, air conditioning and heating systems.

Make repairs on doors, windows, floors, lockers, locks, gates, roofs, and ceilings.

Install and repair locks and other door hardware; cut keys.

Install tile and carpet as necessary.

Assist in a variety of carpentry and building tasks for municipal facilities; prepare cost estimates for new construction.

Repair, install, and construct tables, shelves, cabinets, counter tops, and other wood equipment and fixtures.

Perform hand and bench work, operating planers, drill presses, power saws, and other woodworking machinery.

Build rough wooden structures such as barricades and fences, and perform rough carpentry on park and other city buildings; perform concrete work.

Repair and maintain specialized equipment such as stage lift, elevator, and solar units.

Move heavy equipment and/or furniture as necessary.

Clean work areas following completion of maintenance, construction or repairs.

Build and maintain positive working relationships with co-workers, other city employee and the public using principles of good customer service.

MARGINAL FUNCTIONS
May respond to emergencies on a volunteer call out basis.

Perform related duties as assigned.

MINIMUM QUALIFICATIONS

Building Maintenance Worker I

Knowledge of:

Basic operations, tools, and terms used in building maintenance and repair work.

Proper handling of toxic materials.

Principles and practices of work safety.

Ability to:

On a continuous basis, know and understand operations, and observe safety rules. Intermittently analyze problem equipment; identify and locate equipment; interpret work orders; remember equipment location; and explain jobs to others.

Learn to use the required tools and equipment skillfully and safely.

Lift heavy objects.

Understand and follow written and oral instructions.

Establish and maintain effective working relationships with those contacted in the course of work.

Experience and Training

Experience:

Some building maintenance experience is desirable.

Training:

Equivalent to completion of the twelfth grade.

License or Certificate

Must possess and maintain a valid California driver's license.

Building Maintenance Worker II

In addition to the qualifications required for Building Maintenance Worker I:

Knowledge of:

Methods, materials, tools, and equipment used in rough and finish carpentry and cabinet making.

Methods, materials, tools, and equipment used in general building maintenance work, including locksmith and concrete work.

Use and maintenance of a variety of power and hand tools.

Methods, materials, brushes, tools, and equipment used in the painting trade.

Methods, materials, tools, and equipment used in plumbing work, including maintenance of heating and air conditioning systems.

Methods, materials, tools and equipment used in minor electrical repair.

Ability to:

Perform skilled journey level maintenance and repair work in either the plumbing, painting or carpentry trade areas.

Use and care for tools, supplies, and materials required in the work.

Read and understand blueprints, construction drawings, and schematics.

Experience and Training

Any combination of experience and training that would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the knowledge and abilities would be:

Experience:

Two years of responsible experience performing building maintenance work similar to a Building Maintenance Worker I with the city of Davis.

Training:

Equivalent to completion of the twelfth grade supplemented by courses in building construction, maintenance or a related field.Supplemental Information

License or Certificate

Must possess and maintain a valid California driver's license.

PHYSICAL/SENSORY REQUIREMENTS
Intermittently, sit while studying or preparing reports; bend, squat, climb, kneel and twist when performing maintenance or installation of equipment and parts; perform simple and power grasping, pushing, pulling, and fine manipulation; lift or carry weight of 100 pounds or less.

Normal business hours would not be weekends/evenings/holidays, but emergency response could be anticipated.
