Position Overview:
This position will initially be responsible for managing a multi-family project in Boston, working with senior management and selected third-party property manager to spearhead the development of business plans, budgets, financial reporting, leasing, and capital plans for the project, with a view to strengthen its market position, cash flow and long-term value. Responsibilities may be expanded to cover new investments or other portfolio assets depending on performance.
Key Responsibilities:
- Working with property management company and general manager on all matters related to the opening of the building, including the establishment of SOPs.
- Preparing annual business plans for the asset to achieve pre-determined investment goals.
- Developing budgets and financial performance model that properly capture and allocate all appropriate revenues and expenses.
- Creating operating budgets and capital budgets and preparing variance analysis.
- Performing monthly, quarterly and annual presentations of financial results and forecasts to senior management, clients and investors.
- Working with Investments Team to analyze the project operating results, making recommendations based on market trends.
- Collaborating closely with senior management to ensure continual alignment with the overall company strategy.
- Developing and executing profit initiatives to enhance the asset / portfolio performance, including the development of rental rate and occupancy strategies and leasing programs.
- Conducting regular visits to the property and working closely with the property management team on physical inspections and tenant relationships.
- Maintaining and optimizing vendor relationships for cost and performance.
- Collaborating with the Investments Team on underwriting, due diligence and business plan for new acquisitions special projects.
Requirements and Qualifications:
- Bachelor’s degree in Real Estate Finance or related field required; Master’s degree preferred
- Minimum 5+ years’ experience in commercial real estate investments, preferably in multi-family related investments
- Successful experience in managing multiple properties
- Background in real estate acquisitions and asset management
- Overall proficiency in commercial real estate underwriting
- Ability to handle confidential and sensitive materials with discretion
- Ability to handle and perform detailed financial analysis on real estate assets
- Good communication and presentation skills
- Demonstrates strong interpersonal, collaboration and leadership skills
- Desire to grow, apply and advance existing skill-sets
- Demonstrates proficiency in MS Office and Yardi system
