The Property Accountant reports to the Financial Reporting Manager and will be responsible for ensuring proper efficiencies applicable to property accounting. This position will support and work with all levels of employees throughout the Company in ensuring their needs are met to support the investors, employees and partners. To perform all of the day-to-day functions related to accounting for owned operating properties. To perform functions necessary in the month-end closing process, as well as perform reconciliations and provide reporting of information relative to those properties.

Essential Duties:

  • Create monthly financial reports for properties
  • Reconcile bank accounts
  • Create and post monthly journal entries and accruals
  • Post monthly debt service payments for properties
  • Reconcile loan activity on a monthly basis
  • Perform daily accounting functions for assigned properties, including but not limited to posting bank deposits with correct application to tenant ledgers and general ledger accounts, review and processing of AP disbursements, calculation of management fees and construction management fees and maintenance of detailed job cost reports
  • Distribute A/R aging reports on a monthly basis & as needed
  • Accounts Payable processing and review
  • Preparation of loan or reserve account draws documentation and requests for funding
  • Perform reporting package checklist procedures to ensure accurate and complete reporting including but not limited to detailed monthly financial review of balance sheet, income statement and general ledger
  • Assist Portfolio Manager and Property Manager with income and expense variance explanations as needed
  • Assist site level staff with accounting related inquiries including but not limited to software instruction and troubleshooting
  • Review and calculate year-end adjusting entries
  • Assist Property Manager with accounting inquiries
  • Communicate with tenants as needed
  • Assist with year-end audits
  • Participate in any other projects or responsibilities considered appropriate by the Controller, Financial Reporting Manager and/or Property Manager
  • Perform accounting tasks with minimal supervision along with appropriate communication to Property Manager, Accounting Manager and others
  • Assist management team in implementing improvements to procedures and processes by critically reviewing the assignments to be performed and suggesting alternative solutions
  • Provide information and ensure accuracy of depreciation and amortization calculations entered into Asset Keeper for existing and developing properties
  • Maintaining constant communication with developers and construction management to ensure accuracy of capital expenses vs operating expenses, completion of buildings and updated costs on buildings during the draw process
  • Responsible for accuracy of payments of all Beach Residential real estate agents per their specific contracts and maintaining AR balances and yearly commission balances
  • Maintains customer confidence and operations by keeping financial information confidential
  • Maintains professional and technical knowledge by attending educational workshops and MRI conferences

Knowledge/Experience Required of the Position:

  • MRI experience in commercial and residential property accounting
  • Deadline Oriented
  • Strong attention to detail
  • Understanding of accounting rules and GAAP
  • Ability to approach problems both logically and creatively
  • Excellent verbal and written communication skills
  • Organizational, quantitative and problem solving skills
  • Interpersonal skills
  • Ability to perform multiple assignments without immediate supervision is necessary

Education and Experience Required:

  • Minimum of 3-4 years accounting experience required, residential and commercial real estate accounting experience preferred
  • Degree in accounting or finance preferred
  • Strong proficiency in the use of Microsoft Outlook, Excel and Word
  • Experience with MRI and Nexus Software preferred
  • Ability to prioritize work and meet deadlines in a fast paced environment
  • Strong attention to detail
