We are looking to hire an Associate Director, Asset Management.

Reporting to the Vice President, Asset Management, the Associate Director, Asset Management is responsible for providing support in the execution of tenant renewal, investment, divestment, and value-add transactions. The Associate Director must function efficiently and effectively in a professional environment as this position typically handles highly critical, confidential, and sensitive materials. This position requires a strong understanding of net lease properties, and familiarity with finance, accounting, and property underwriting.


The primary duties of the Associate Director, Asset Management include:

Negotiate lease renewals, extensions and amendments with existing tenants in advance of lease expiration.

  • Review, analyze, and evaluate all tenant lease renewal, extension and expansion opportunities.
  • Evaluate tenant proposals and specific lease terms.
  • Review and assess tenant and property-level financial performance.
  • Formulate strategic recommendations and effectively present for discussion with VP and SVP.
  • Prepare and extend counter offers under the advisement of VP.
  • Effectively communicate directly with tenants and internal team members as needed during the negotiation and pending transaction process.
  • Prepare and deliver instructive, detailed amendment and lease requests to Legal Department to initiate the formal transaction process.

Analysis & Support

  • Participate and contribute in discussions with principals or tenant representatives via telephone conference calls and/or in-person meetings.
  • Conduct property site visits on an as-needed basis.
  • Periodic travel with VP and SVP for meetings with corporate tenants.
  • Present investment, expansion and/or value-add opportunities to Investment Committee for approval consideration.
  • Continuously review and monitor upcoming lease expiration schedule and portfolio performance.
  • Track and communicate lease statuses, including notifying other teams of future closings or potential re-development opportunities.
  • Collaborate on potential development, demising, additional investment, or other value-add opportunities when they arise.
  • Review easement, condemnation, lease assignment, lease termination or other requests from tenants and government authorities on an as-needed basis.
  • Provide periodic support in returning calls and responding to certain unsolicited inquiries from brokers and investor. 

ORGANIZATION RELATIONSHIPS:

The Associate Director must maintain productive working relationships with numerous internal constituencies, including, Acquisitions, Accounting, Property Management, Research, and Legal.

Education, Certifications, and Experience:

  • Four (4) year Bachelor’s degree.
  • Two (2) or more years of commercial real estate experience.
  • Thorough understanding of financial statements, commercial real estate concepts, and finance principles.
  • Proficient in MS Office.
  • CA Department of Real Estate Salesperson or Broker license preferred.

Knowledge, Skills and Abilities Required:

  • Strong oral and written communication skills; including the ability to communicate complex ideas to upper management as well as to engage in negotiations and conversations with various tenant contacts.
  • Time management and the ability to multitask and effectively prioritize projects based on level of importance.
  • Attention to detail and a high level of accuracy and quality in the work product.
  • Complete tasks in occasionally ambiguous situations and take the lead without explicit instructions.
  • Adapt to frequent changes in project assignments.
  • Establish and maintain cooperative working relationships.
  • Proficiency in Microsoft Excel, Microsoft Word, Outlook and Google Earth.
