COMPANY OVERVIEW:
RDG Funds LLC (“RDG”) is a fast-paced, growing private equity real estate firm investing in opportunistic, value-add, and select core strategies across multiple property types in urban infill and core suburban locations. We are actively engaged in the acquisition, enhancement, and ownership of direct real estate in the Midwest, and we partner with or provide structured financing solutions to local operators in other markets. Our portfolio of holdings exceeds $100 million. We are looking for a high-capacity, experienced Asset Manager to become a vital member of our team.

RESPONSIBILITIES & TASKS:
Responsibilities of the position include, but are not limited to:
• Execute investment business plans, including setting and managing strategy as assets evolve, overseeing capex and renovation projects, coordinating and evaluating on-site management, visiting/monitoring assets on a regular basis, negotiating leases, monthly internal reporting, periodic disposition analysis, and managing the sale process once the business plan has been completed.
• Oversee and be the primary RDG point of contact for select joint venture relationships.
• Directly oversee the property management team of select assets in the Midwest.
• Develop annual operating budgets, shape lease rollover schedules, build financial models to support investment decisions, and evaluate refinance and disposition options. Prepare operational reviews and then propose, implement, and monitor solutions for under-performing assets.
• Lead communication between property management, leasing, and construction teams in order to optimize investment value.
• Visit assets regularly to evaluate physical condition, competitive positioning, market fundamentals, and opportunities for re-positioning.
• Collaborate on acquisition and new development projects.
• Expand RDG’s network by representing company in a professional manner at key conferences and events. Participate in job-related training to grow expertise and bring new tools and best practices to company.

SKILLS:
• Ability to work independently and as part of a team comprising local and remote colleagues. Instinctively good at prioritizing, managing time, staying organized, keeping a clean inbox, staying positive, and following up on a multitude of issues across multiple properties and management teams.
• Excellent verbal and written communication skills.
• Proficiency in analyzing data, looking for trends, and uncovering discrepancies.
• Attention to detail and owner’s mentality.
• Effectiveness as a team player who is attracted to a small, collegial working environment and has the know-how to get things done.
• Proficiency in Adobe PDF and MS Excel, Word, and PowerPoint. Familiarity with asset management and property management software, such as AppFolio, Yardi, and others, is a plus.

QUALIFICATIONS:
• Minimum of Bachelor’s degree with an excellent academic track record.
• Four to six years of relevant real estate management experience. Strong preference for candidates who have some experience with acquisitions/sales, direct management, and overseeing large capex projects.
