As the Director of Pre-Construction and Special Projects with Hines, you will will be a part of the Conceptual Construction team and work directly with the Office of Innovation – two of the most dynamic groups within Hines. Conceptual Construction is a centralized pre-construction group that was formed early in the company's storied history and leads all of the firm's development projects from design team formation to contractor selection. The Office of Innovation is a relatively new group formed in 2017 to identify and implement new technology driven products, services and businesses that can enhance Hines' portfolio. This role will specifically support (i) the Innovation team in managing the design and pre-construction of flexible workplace solution sites, (ii) regional project teams for new developments for lobby, amenity, and public space design integration, (iii) asset/property managers for major renovation projects of lobby, amenity and public spaces, and (iv) special projects related to Office of Innovation initiatives. Responsibilities include, but are not limited to:

  • Manage the flexible workspace solution design and pre-construction process to identify design standards, cost efficiencies, best practices, and other lessons learned to ensure best in class flexible workplace product design.
  • Oversee and support the local construction manager for the flexible workspace solution construction execution process to ensure schedule and quality control
  • Accumulate and develop a data base of best practices, lessons learned and historical costs for the flexible workplace product
  • Negotiate architectural, consulting and construction contracts and act as relationship manager with key principals
  • Identify and refine creative ways to integrate the flexible workspace solution with all other base building amenities and public spaces.
  • Guide programming, design and furnishing of office lobbies, common spaces, and tenant amenity spaces taking a holistic approach to integrating such functions with each other and the overall building/property
  • Identify and engage design and specialty consultants, including operators of such space where applicable, furniture vendors, and tech/software services that enhance experience in these spaces
  • Design oversight, input and control
  • Pre-construction support including general contractor procurement
  • Provide programming guidance and budgeting estimates for prospective projects
  • Benchmark Class A office lobbies, common spaces and tenant amenity spaces from Class A peers and their architects, including corporate campuses and hospitality projects
  • Develop best practices and standards for the programming and design of lobbies and common areas for new developments
  • Routine travel to project sites/teams for multiple, simultaneous projects throughout North America


Minimum Requirements include:

 

  • Bachelor's degree in architecture, design or related field from an accredited institution.
  • Ten or more years' experience in design and construction of Class A office, residential, retail and/or hospitality
  • Ability to think creatively to produce innovative approaches during programming and design phase
  • Demonstrate understanding and successful application of general construction terminology and processes
  • Demonstrate strong initiative, leadership and management skills
