Title:  Construction Manager

Reports To:  Director of Construction

 

ROLE:

 

To plan and supervise a wide range of construction projects from concept to project completion. Must be well-versed in the major building systems of a traditional commercial office building. Successful candidate will coordinate a team of design professionals, contractors, and coworkers to achieve project completion.

Candidate will also participate in acquisition due diligence as it pertains to construction and building systems evaluation.

Position is for our Charlotte, NC metro region.  Travel to headquarters in Durham, NC may be required. 20%.

DUTIES AND RESPONSIBILITIES:

 

  • Manage all facets of commercial construction projects (tenant improvements, building renovations)
  • Manage and direct major building systems projects (elevator modernization, HVAC systems (chiller rebuild/replace, cooling tower rebuild/replace, EMS upgrades, roof replacement)
  • Manage acquisitions due diligence as it pertains to construction and building systems. Includes extensive analysis of existing conditions and interaction with multiple third party vendors to assess unfamiliar assets.
  • Leverage relationships with contractors to prepare budget pricing and schedules.

 

EDUCATION AND EXPERIENCE REQUIREMENTS:
 

  • College degree in engineering, construction management, or comparable field with a technical background
  • Minimum five years relevant experience
  • PMP certified, LEED certified a plus
  • Experience in tenant upfit and common area renovations in multi-tenanted buildings is required.

 

 Skills Required:

 

  • Read and interpret construction documents
  • Read and understand third party building systems and analysis reports
  • Proficient with Microsoft Office
  • Communicate effectively with; general contractors, tenants, property managers, leasing agents, brokers, and investors.

PHYSICAL REQUIREMENTS:

 

  • See: View CRT Screens, Mobile Phone Screens, Color Perception, Driving.
  • Hearing/Listening: Clear Speech.
  • Touching/Dexterity: Walk; Bend; Reach; Finger. Lifting - 25 pounds. Sit/Stand.
  • Mental/Reasoning Requirements: Reading-Simple; Writing-Simple; Clerical; Basic Math Skills; Analysis/Comprehension; Judgment/Decision Making.

 

BACKGROUND:

 

Background check, drug testing required. Clean driving record required. Minimum of Five years’ relevant experience.  Our company uses E-Verify.
