Position Overview:

The Development Manager manages the design, entitlement, and permitting of urban town home projects. They are a key player in our organization and is a leader involved in all key areas of developing residential, for-sale communities. The Manager will assist the VP of Development and other department personnel in executing the company’s business of acquiring, permitting, building, financing, and selling urban and suburban townhomes. The Manager works with the townhome group and reports to the VP of Development.

Responsibilities Include:

  • Being a valuable member and leader of project teams, promoting collaboration, mentoring and team success.
  • Managing townhome projects to ensure on-time, on-budget results.
  • Leading the review of acquisitions, processing of entitlements, development, and post-completion phases of projects.
  • Working with construction, sales, marketing, finance, accounting and other Intracorp teams to successfully complete the organization’s development projects.
  • Leading teams of professional consultants and managing related contracts, budgets, and schedules.
  • Creating and maintaining project budgets and schedules, proformas and project reporting. Tracking project costs and cashflow to ensure that proforma and business plan goals are met.
  • Preparing consultant RFP’s and evaluating proposals.
  • Negotiating, executing and managing a diverse array of contracts.
  • Working closely with other team members during schematic and design development phases to help coordinate drawings and project feasibility.
  • Reviewing drawings and assisting in the coordination of project documentation through entitlement and site/building construction approvals.
  • Coordinate the preparation of condominium documents or community CC & R's.
  • Ability to identify and implement process improvements.
Education, Experience & Skill Requirements:
  • General understanding of the governmental entitlement and permitting process.
  • Experience preparing and managing budgets and schedules.
  • Experience with residential development, construction, sales, and marketing preferred.
  • General knowledge of architectural and engineering plans.
  • Real estate development or related degree preferred.
  • Skilled with Microsoft Office suite, Microsoft Project, Bluebeam Revu, and Sage CRE.
  • Excellent written and oral communication skills.
  • Organized and able to multi-task.
  • Must have own car and valid driver's license.

The successful candidate will have at least 5 years of experience as a manager of complex real estate projects in a multidisciplinary role including financial analysis, feasibility studies, budgeting, permitting, design, and running a project development team of professionals.
