High Street Realty Company, LLC is a private equity real estate firm that invests in institutional quality industrial properties in major markets in the eastern two thirds of the United States (including markets in the Northeast, Southeast, Midwest and Texas). The Company is headquartered in Boston with regional offices in Chicago, Atlanta and Dallas. The Company currently manages five industrial funds, the most recent is a $353 million equity fund which the firm closed in May of 2017.

High Street has an immediate opening for an experienced Analyst to join their Dallas office. This person will support a team of four investment officers in the acquisition, operation and disposition of industrial real estate assets. The role will report directly to the Head of Acquisitions. 

 

Open Position: Investment Analyst - Acquisitions

Responsibilities:

  • Create sophisticated cash flow discounting models used for acquisitions, dispositions and debt financing; analyze leases, financial statements, contract negotiation (business level), environmental, structural, credit, survey and title review, tenant credit and interviews, expense and income analysis and closing statement preparation
  • Work directly with regional Investment Officers to source, underwrite and perform the due diligence on acquisitions and debt financing
  • Prepare detailed investment memos summarizing potential acquisitions and dispositions for Investment Committee and fund investors
  • Provide support during the contract negotiation process.  Evaluation of investment yields, NPV, IRR and profitability of potential industrial real estate investments utilizing Argus & Excel
  • Perform due diligence on acquisitions under contract. Review leases, commission and process third party consultant reports, coordinate with legal on title/survey/closing issues
  • Manage the transition of all new acquisitions internally to the asset management and finance groups
  • Prepare analyses for use in marketing and fund-raising materials

Qualifications:

  • Bachelor's degree from four-year college or university; and related experience and/or training; or equivalent combination of education and experience
  • Ability to analyze and interpret real estate market reports, property condition reports, environmental reports, property appraisals, financial reports, and legal documents. Ability to effectively present information to senior management and public groups
  • Ability to work with mathematical and financial concepts such as net present values, internal rates of return, etc.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
  • Ability to work as a team member of a multi-location acquisitions and asset management groups
  • Excellent verbal and written communications skills
  • Need to be detail-oriented and have the ability to meet deadlines and juggle multiple projects
  • Advanced skills in Microsoft Excel, Microsoft Word required
  • 1-2 years of Argus Enterprise experience
  • 2-4 years of professional experience and a demonstrated interest in the real estate industry
  • Light travel required
