COMPANY BACKGROUND The company currently owns and operate fifty-eight communities in the six New England states, including one each in New York and Pennsylvania. There are an additional three communities under construction with plans to continue expansion through both new construction and strategic acquisitions. The organization currently employs approximately 6,400 employees.

PURPOSE

  The Director of Market Planning gathers data on consumer demographics, preferences, needs, and buying habits, as well as on competitive activity, economic trends, labor market conditions and other factors effecting business decision making. This role also evaluates markets for new construction or acquisitions and recommends product positioning for new or existing communities and presents information/data so that the Company can use it to make actionable decisions. PRINCIPAL DUTIES AND RESPONSIBILITIES
  • Monitors market trends and provides regular updates to management on issues such as competitive activity, economic conditions, labor market and other factors affecting business decision making
  • Gathers data about demographics, competitors, market conditions and target markets to help Benchmark evaluate markets and determine project feasibility and/or strategies to position projects within their markets
  • Converts complex data and findings into understandable tables, graphs, and written reports
  • Helps determine Benchmark s position in the marketplace by researching competitors and analyzing their prices, sales, and marketing methods. Uses this information to determine potential markets, product demand, and pricing
  • Working alongside subject matter experts, becomes a knowledge expert and data steward for secondary market research tools and resources, including external databases such as Vision LTC, D&B Hoovers, NIC, Advisory Board, other demographics databases, and internal customer-related data
  • Responds to and tracks ad hoc business planning and marketing requests to inform on market conditions and planning opportunities
  • Collects, validates, analyzes and interprets a broad range of market-related data including: industry, financial, volume, market, and competitive intelligence and insights needed to develop strategic business plans
  • Example analyses include: demographic and market trends, SWOT, market share, market sizing/potential, profiling customer and sales prospect data
  • Tracks competition in terms of existing supply and new market entrants, competitive offerings and pricing, and economic data such as housing values, income values, and demographic trends
  • Conducts secondary research, including finding information from industry associations, white papers, statisticians and marketing experts. Remains informed on market trends and third-party research
  • Presents findings of actionable insights and recommendations to project work teams and other groups to assist in the evaluation of investment decisions
The Director of Market Planning has additional responsibilities related to: Development, Acquisitions, Capital & Economic Data:
  • Tracks and reports on all transactions, maintaining database of key metrics such as, buyer profile (REIT, private equity, etc.), single site vs. portfolio, cap rate paid, price per unit with data segmented by geographic region
  • Maintains dashboard on transaction volume and trends including cap rates, price per unit, etc.
  • Tracks and reports quarterly on economic indicators - unemployment trends, interest rate trends, housing trends, etc.
  • Tracks and reports quarterly on senior housing cap rates against 10-year treasury and against multi-family cap rates - both nationally and in the northeast
  • Analyzes new NIC data and compare with Benchmark Senior Living stats
EDUCATION/EXPERIENCE/LICENSURE- CERTIFICATION
  • Bachelor s Degree in Economics, Urban Planning & Development or Marketing; MBA preferred
  • 5 to 10 years market analyst experience
SKILLS AND ABILITIES
