SUMMARY:

PM Realty Group provides analytical services and support for ARA | American Realty Advisors. The Analyst, Due Diligence assists the Vice President, Due Diligence and the Investment Group in the execution of all due diligence efforts for investments originated by ARA. This role presents an opportunity to be exposed to all aspects of a real estate transaction. The position works closely with a wide variety of parties internal and external to the firm including, the transaction team, portfolio management, asset management, transaction counsel, the seller, seller’s broker, joint venture partners, lenders, and third-party consultants. This role is based in ARA’s Los Angeles, CA office.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

§  Review and update the Acquisition Due Diligence Checklist daily to reflect the progress of the due diligence process for all active deals.

§  Retrieve and share information regarding due diligence efforts among all team members.

§  Prepare and distribute materials for regular deal team meetings to assess transaction progress.

§  Summarize and document due diligence findings in memoranda to be presented to Investment Committee for approval to move forward with the investment.

§  Complete specific due diligence task items and take accountability for proper analysis and disclosure of issues relating to those scope items under the supervision of the Vice President, Due Diligence.

§  Coordinate site visits including visits by third-party consultants and transaction team members.

§  Track all documents and information requests of internal and external parties and note omissions against the standard request list.

§  As appropriate, assist in identifying, reviewing, abstracting, filing, monitoring, disclosing, and distributing due diligence materials, such as leases, estoppels, environmental reports, engineering studies, title documents, ALTA surveys, and zoning reports.

§  Track and maintain the master issues list for each investment; updating it as new issues arise and when existing problems are resolved.

§  Assist in internal report creation including, the transaction summary and asset management turnover memorandums by capturing throughout the process those matters appropriate for transition and post-closing resolution and holding a post-closing transition meeting to ensure that all post-closing issues are addressed.

§  Assist in creating acquisition due diligence budgets and circulate to appropriate internal parties; post-closing, assist in reconciling actual costs as compared to budget.

§  Ensure that third-party consultant reports meet the standards specified in the engagement and that all scope is completed; ensure reports are addressed and filed properly

§  Coordinate specific closing functions including the delivery of closing documents, completion of pro-rations, review of estoppel certificates, satisfaction of final purchase and sale conditions and the wiring of funds.

§  Organize and maintain due diligence files throughout the acquisition process and ensure that all documents are obtained from deal team members and filed properly for turnover to Asset Management.

§  Assemble all closing documents and other transaction materials and complete the Closing Binder.
