Within the specific region (the “Market”), responsible for the development and evaluation of potential revenue sources including: investments, acquisitions, tenants, real estate services, development opportunities, BTS and joint ventures. Responsible for implementing strategies, developed in concert with the Senior Vice President/Managing Regional Director,  CEO/President and the Leadership Team, to support the company’s Market objectives and for generating opportunities advantageous to the company.

 

Implements the Market business plan, procures new business and addresses quality assurance and compliance activities. Responsible for directing development deals/activity in the Market. Responsible for the execution of development strategy and plans for multiple projects.

 

Serves in a deal structuring capacity and oversees project-specific investment analysis, site/land/asset acquisition, underwriting, due diligence coordination, lease negotiation, risk analysis and also drives the financing process.

 

Responsible for investment and feasibility analysis in support of acquisitions, dispositions, strategy, or return (performance) assessment and in compliance with company profitability guidelines. Proficient in investment analysis.

 

In conformance with accepted company standards and procedures, directs work on development projects and coordinates other professionals in the conduct of performing: financial analysis and reporting; developing purchase and sale agreements; consultant identification, negotiation and contracting; and other required activities. Oversees project due diligence including financial modeling, researching municipal regulations/entitlement issues, providing document to the seller and/or buyer, working with land planners/architects, and overseeing engineering and environmental studies.

 

Oversees establishment and maintenance of project budgets, sources and uses of funds and schedule during implementation. Ensures design and construction work meets or exceeds standards within projected cost estimates and directs project leasing and/or financing assumptions. Oversees required entitlements/approvals. Establishes communications protocol reporting to client/owner and coordinating team-members. Responsible for project monitoring, resolving day-to-day challenges, expediting/assuring project completion in accordance with specifications, budget and schedule. Ensures successful commissioning, occupancy and transitioning to on-going operations. Oversees Market Development Directors and Development Representatives and any assigned project staff.

 

Contributes to identifying new business targets, making introductions and conducting presentations. Assists in building company image/identity, builds brand equity, contributes to advertising programs and maintains and seeks to expand existing client relationships. Promotes broker and customer relations.

 

Directs development team members in client interviews, prequalifies project-specific opportunities, contributes to RFQ/RFP process and works with team members to respond to qualified leads which may include conducting market demand studies, project concept-renderings, floor plans, site plan development and preliminary feasibility/financial/implementation planning. 

 

Contributes to business development activities including: identifying, contacting and tracking/reporting to leadership/decision makers for lead generation and ultimately project assignments in an orderly and timely manner.

 

Effectively communicates through written and verbal means. Utilizes and manages internal and external resources to efficiently and effectively derive output in a timely manner.

 

Works with appropriate internal approval governance in carrying out responsibilities. Works directly with the Senior Vice President/Managing Regional Director, CEO/President and the Leadership Team.
