GENERAL DESCRIPTION:

 

Pacific Charter School Development, Inc. or PCSD, a California based non-profit public benefit corporation, is the leading developer of charter school facilities nationally. PCSD works solely with non-profit operators of charter schools. Charter school operators face a number of challenges as they work to reform education in our nation – and more than 40% of operators report having stable, affordable facilities as a leading day-to-day issue and a major investment of their time that should be spent educating.

PCSD was formed in 2004 with the mission to create affordable, high-quality facilities for charter schools with high academic results, so that the school leaders can invest their time and resources where they belong: educating. Together with operators, we are transforming public education across the country, making college readiness and achievement more tangible for all.

In 2014, PCSD formed Washington Charter School Development (WCSD) to carry out its mission of providing facility solutions for high quality operators in Washington state. WCSD works with schools to acquire land, build school facilities, and match the project with affordable financing from a lender, all in the effort to bring more high-quality charter school seats to the markets that need them. In total, we have constructed eight schools in Washington and are planning to deliver three more by fall, 2018.

The intern position will provide broad exposure to real estate development, real estate financing, and Washington state charter schools. The intern will gain exposure to all phases of the facilities development process including site selection, due diligence, design development, entitlements, financing support and construction through project closeout. WCSD will be delivering three schools in August, 2018 and the intern will be an active participant in these projects.

 

ROLES & RESPONSIBILITIES:

 

The intern will have the following opportunities:

 

Site Selection:

  • Shadow Project Manager as they identify potential sites and vet sites via site walks with brokers, contractors, architects, and others.
  • Create preliminary budgets based on square footage and existing structure condition to evaluate site potential.

 

Due Diligence:

  • Help coordinate bids from multiple vendors for due diligence studies, comparing and making recommendations to Project Manager.

 

Design Development:

  • Participate in design meetings with architects.

 

Entitlements:

  • Research zoning restrictions on a particular site, flagging whether formal change of use required for school use on-site.
  • Support Project Manager with tracking entitlement process through city, attending Public Hearings and other key meetings with presentation materials.

 

Construction:

  • Attend weekly owner-architect-contractor meetings.
  • Assist Project Manager to review change orders and update budget.
  • Assist Project Manager with client coordination.

 

Closeout & Occupancy:

  • Support Project Manager with coordinating school’s move-in and training on key systems.
  • Support Project Manager with asset management, such as reviewing maintenance contracts and certificates of insurance.

 

Special Projects:

  • The intern will complete one or more special projects. Potential projects may include data analysis, research regarding educational facility design, developing and utilizing social media tools to document a project’s progress, etc.  

 

QUALIFICATIONS:

  • Interest in learning about and/or developing skills related to real estate development – such as financing and lending, architecture and design, construction management, and project management.
  • Willingness to learn and be flexible.
  • Effective communication skills, with ability to communicate issues clearly to internal staff.
  • Organized and detailed-oriented.
  • Strong teamwork skills.
  • Interest in reforming public education; mission-driven.

 

COMPENSATION/BENEFITS:

  • Pay rate: $14.00/hour up to 40 hours per week
  • Expected Duration: 10 weeks
  • Short-term employees are not eligible for company benefits, but do accrue paid sick time at 1 hour per every 30 hours worked, per Seattle Paid Sick and Safe Time requirements.
  • We are located at 107 Spring St Seattle WA 98104. Accessible by public transit. WCSD provides interns with parking or an ORCA card.
