Reports to: An Americas Credit Division Senior Director or Fund Manager

Location: Los Angeles or New York


Role:

We are looking for a Associate, depending on work experience, to work on the Origination team within CBRE Global Investors Credit Division.

On behalf of its debut open-end credit fund, CBRE U.S. Credit Partners, the Credit Division is presently focused on the direct origination of mortgage and mezzanine loans of $50-100M secured by lightly transitional assets across all major asset classes in the Top 35 MSAs across the United States. As Credit Partners achieves its scale ambitions, the Credit Divisions broader business strategy includes the launch of additional investment vehicles pursuing complementary investment strategies across the risk/return spectrum. Over time, the successful candidate will be expected to work across strategies, risk profiles and geographies.

The ideal candidate will have the following attributes:

  • Minimum of 3 - 5 years commercial real estate lending experience at a debt fund, top-tier alternative lender, life company or banking organization.
  • Strong applicants with experience of direct real estate investment (rather than lending) will also be considered.
  • Applicants with transactional experience in the primary CRE sectors (multifamily, office, industrial and retail) are preferred, while experience with emerging asset classes (student or workforce housing, data centers, self storage, etc.) will be considered.
  • Strong analytical skills with an ability to review investment opportunities and make informed lending recommendations.
  • Ability to quickly undertake desk-based research to assist in the screening and underwriting of new opportunities.
  • Fluency with key real estate metrics (debt yields and debt service coverage ratios) and valuation methodologies (primarily DCF, direct capitalization, comparable sales and replacement cost).
  • Strong Excel and Argus financial modelling skills is a pre-requisite.
  • Exceptional written English capable of writing high quality internal reports and Investment Committee papers in a concise and professional manner.
  • Extremely high attention to detail is a must.
  • Strong sense of responsibility, and an ability to judge where it is necessary to seek guidance or make decisions.

Key Responsibilities:

  • Liaising with potential borrowers and brokers in relation to new lending opportunities, with support from senior team members as required
  • Liaising with internal Research professionals and peers focused on equity acquisitions and asset management to evaluate viability of potential credit investments
  • Assessment of new lending opportunities to determine viability, which will often involve financial modelling and interpretation of market data to inform investment decisions. Lead presentation of findings to senior team members.
  • Supporting the preparation of detailed internal memos and Investment Committee papers.
  • Supporting the preparation of detailed term sheets and similar borrower documentation.
  • Supporting execution of new loans in conjunction with the origination teams and external legal counsel.
  • Supporting due diligence reviews (e.g. valuation, structural & environmental engineering reviews, title review and zoning analysis etc.) in relation to new loans.
  • Conducting sectoral / thematic research to inform new investment theses.
  • Monitoring and tracking of market activity.
  • Handover of new loans to the Asset Management team; some ongoing input into loan management matters will likely to be required for all closed transactions.
  • Assisting with reporting to investor clients (i.e. capital providers).
  • Support senior Origination team members new deal origination efforts.

The successful candidate will be working within a team which demands high standards and levels of attention to detail; all credible candidates will be required to complete a written, numerical, Excel and Argus modelling test to a satisfactory standard before a formal offer will be made.
