Job Description:

Underwriting potential new acquisitions and dispositions, structured finance investments, and recapitalizations.

Leading due diligence investigation process from deal origination through closing and post-closing on bridge loans, preferred equity, acquisition/ disposition as well as internal (recapitalization, refinance, supplemental loan) transactions:

Overseeing underwriting, due diligence and various special projects, often incorporating joint venture structures and debt financing.

Creating new or modifying the existing checklists based on the transaction and the deal structure and update them as the transaction progresses.

Administering a thorough due diligence review of assets under contract for purchase utilizing interdepartmental cooperation and outside consultants.

Order/ review third-party reports including but not limited to title, survey, zoning letters, appraisals, and environmental studies. Reconcile/ summarize financial and non-financial data for the transaction. Preparing internal due diligence reports from data gathered during the analysis.

Organizing and maintaining due diligence filing systems, file correspondence and other due diligence related records.

Interacting closely with clients, attorneys, third party vendors, city authorities, underwriters, team members, and others as needed. Coordinate site visits. Strong follow-up abilities.

Assisting with on-site property due diligence (may include traveling)

Providing analytical support for cash flow, conducting market research, gathering relevant market data and preparing market surveys by analyzing basic market economic and real estate fundamentals (supply/demand trends) across multiple markets in the United States.

Models/ Underwriting
-
Creating Excel-based models which present pro forma investment returns, partnership distribution waterfalls and property valuations.

Managing, maintaining and continuously improving financial models and databases used in the forecasting and planning process.

Gathers site, neighborhood, and city/ market data including demographics, sales and rent comparable, absorption surveys and occupancy studies.

Analyze operating history, property rent roll, and other financial information.

Research property taxes to verify payment, outstanding taxes, exemptions and appeals.

Assist in written and oral responses to internal and external parties.

Presentations
-
Preparing investment committee and communication documents supporting recommended investment activities.

Creating and producing presentations and marketing materials for external and internal purposes for new deals, often under limited time constraints.

Presenting due diligence findings to investment committee.

Participating in transferring project responsibility and asset information to the asset and property management staff.

General office and administrative support as necessary.

Other related duties as required.
Experience and Qualifications: -
Undergraduate degree in finance, real estate, economics, or a related discipline. Graduate degree is a plus.

3+ years of experience as an analyst or associate for a real estate investment firm, investment bank, or other similar organization with meaningful experience in asset management and problem solving.

Experience conducting real estate investment due diligence preferable.

Solid understanding of real estate investment financial modeling.

Exceptional analytical and critical thinking skills along with excellent written and verbal communication skills.

Outstanding financial modeling skills, with demonstrated experience in building complex financial models in Excel from scratch.

Direct experience in preparing comprehensive investment memoranda and making investment recommendations.

Ability to work independently with limited supervision and a goal-oriented disposition with a high degree of determination to complete assignments promptly, find solutions, and add value.

Outstanding organizational skills, a detail-oriented nature, and ability to multi-task.

Ability to work efficiently and accurately under pressure and in a fast-paced environment, ability to prioritize and meet deadlines.

Strong computer knowledge and proficiency with Microsoft Office applications, in particularly Word, Power Point, Outlook and Excel, needed. Aptitude preferred for Adobe, familiarity with Salesforce is a plus.

Ability to travel for site inspections is required (not frequent).
