Summary
Reporting to the COO, responsible for budget and reforecast for Property Operations, capital expenditures and G&A oversight of all COO departments. 

Job Responsibilities:
  • Project lead for annual budget and quarterly reforecast for Property Operations, which includes revenues, expenses, and capital expenditures 
  • Project lead for annual G&A budgets and quarter reviews for all COO departments, which includes: Operations, Asset Management, IT, Data Analytics and Reinvestments
  • Analyze and articulate resulting inputs, assess appropriateness of budget impact, identify issues as appropriate
  • Work with IT/BI teams to ensure accuracy and appropriate output
  • Identify business risk or risks associated with Budgeting and Forecasting process
  • Evaluate budgeting systems and process, and recommend improvements
  • Underwrite and conduct detailed review of property level operating budget for prospective acquisitions
  • Evaluate operating budget and actual performance monthly and quarterly, including ad hoc performance analysis and financial reviews as directed
  • Evaluate capital project costs relative to actual returns and review capital expenditures quarterly provided by the CMS department.
Experience, Education and Skills: 
  • 5+ years of Financial Planning and Analysis or Budgeting experience
  • Real Estate industry experience highly preferred
  • Bachelor’s degree or more in finance or economics fields
  • Excellent analytical skills and detail orientation is critical
  • Strong process and project management skills
  • Good communication skills and ability to work across multiple departments
