Location: Atlanta, GA

Position: Investment Associate, mixed-use acquisitions and asset management

As an associate on TriBridge’s eight-person Investments team, you will be trained to analyze investment decisions and carry out business execution across acquisitions and asset management. Ideally, you’ll eventually lead our commercial real estate holdings with responsibility to evaluate new commercial investments and maximize value on any underused or vacant space. You will gain extensive experience in the following areas:

  1. Commercial Value Creation
    1. Managing: oversee TriBridge’s commercial portfolio, consisting of ~125,000 SF of Class A retail, ground leases, loft office, creative retail, and artist studios. This includes maximizing CAM reimbursements, managing turnover, and leading Commercial Tenant relations. We have another 100,000+ SF in our development pipeline.
    2. Negotiating: use market data (trends, drivers, rents, etc) to lead our leasing efforts, make business plan recommendations, and ultimately negotiate and approve leases on our behalf.
    3. Dreaming: think outside the box to reposition underused loft spaces as new office/retail/amenities and execute creative business strategies on nonresidential real estate holdings.
  2. Asset Management and Business Plan Execution
    1. Monitoring: analyze and report asset performance on an ongoing basis. You will communicate directly with internal partners, lenders, and equity partners.
    2. Executing: collaborate with internal property management and capital projects team to accomplish unique business plans like commercial repositioning, condo conversions, furnished rental additions, and heavy value-add programs.
    3. Re-Evaluating: adapting when circumstances change. We pride ourselves on pivoting quickly and maximizing value for our existing investment by studying new business plans, capital stack restructuring, and forecasting dispositions.
  3. Transaction Underwriting and Due Diligence
    1. Underwriting: model complex cash flows for acquisitions and recapitalizations. Very few of our deals look alike, so the ability to tweak frameworks and build new functionality will be important.
    2. Pitching: prepare investment memos for internal approval committees and external partners. You’ll use data to support/reject investment theses and distill dreams into bullet points.
    3. Strategizing: develop business plans and strategies for maximizing investment returns. This is where we balance creativity and analytical rigor to generate the best risk-adjusted returns for our investors.
Desired Qualifications:
  • 1-4 years of experience in real estate; we will prioritize applicants with commercial real estate experience.
  • Ability to think critically, be resourceful, and solve problems with limited guidance and supervision.
  • Creativity and analytical mindset – the ability to synthesize information and then communicate ideas succinctly.
  • Excellent college academic track record.
