Our Client is one of the fastest growing boutique real estate investment and development firms in the country. They are seeking a highly sophisticated and experienced commercial real estate professional to fill the new role of Director of Investments - Industrial Portfolio Management to spearhead the strategy, growth and execution of the firm’s industrial portfolio. With over $1B in current capitalizations and an estimated $2B in industrial / cold storage development over the next 36 months, the firm is one of the largest cold storage developers in the U.S.

Reporting directly to the Founder & Managing Principal, this individual will be a key member of the firm’s senior management team.

The Opportunity

The role of the Director of Investments - Industrial is to drive the growth of the industrial portfolio for the firm. This individual will serve as the ultimate point of accountability for the strategy, execution, asset management and financial performance of the industrial portfolio.

This role will include the firm’s current and future investments under acquisition and development within the Industrial vertical.

He/She will be responsible for all phases of the portfolio generation and execution including development, geographical selection and site acquisition, asset management, and portfolio management.

Key Responsibilities

He/She will:

• Serve as the lead strategist for the firm in managing existing industrial assets and driving future growth of industrial assets under management.
• Be accountable for investments under the firm’s existing and future industrial acquisition and development sites and properties.
• Direct the analysis of target industrial markets and identify market trends that may lead to strategic opportunities for the firm.
• Directly call on and develop relationships with owners, brokers, tenants and other critical industry contacts.
• Within the Industrial Portfolio, direct analysis of the financial details of past, present and expected operations in order to identify development opportunities and areas where improvement is needed.
• Assist in capital raising efforts and growing capital partners, with a focus on but not limited to the Industrial investment portfolio.
• Serve as the industrial “face” of the firm internally and externally across multiple groups.
• Be able and willing to travel within the U.S. as needed.

In addition at the Portfolio Management level, he/she will either personally or oversee team members who will:

• Be responsible for the overall profit and loss of individual assets in the portfolio. Assist the firm leasing team in the negotiation of lease transactions within a portfolio of assets.
• Work with the firm leasing team to hire and work with local leasing brokers to fill vacancies within the portfolio. Guide acquisitions teams to focus on new markets to acquire and develop assets in.
• Spearhead strategic investment initiatives across the industrial platform.
• Oversee all capital improvements and building expansions.
• Travel to all markets and buildings in portfolio.
• Meet with tenants to understand their needs
• Walk the property and interior of building to observe level of use and occupancy and any obvious capital needs
• Meet with local brokers to keep abreast of real time changes to market dynamics
• Understand the markets the assets are located in, specifically the latest market statistics, trends and competitive set.
• Report on the performance of each asset with a comparison to budget and underwriting; make hold/sell recommendations.
• Manage the disposition process of industrial portfolio assets along with acquisitions team.
• Work with Property Managers and Tenants on daily operations of the building.
• Prepare annual property budgets and business plans.
• Work with Acquisitions on underwriting potential deals and approve leasing assumptions.

Professional Experience/Qualifications

• 10+ years of relevant real estate experience
• Deep experience within the Industrial sector a requirement
• Strong track record of investment success in executing, managing, and exiting industrial real estate property investments
• Detail orientation down to the asset level. Must be able to critically analyze commercial leases, development plans, etc. 
• Strong leadership, business management and business building experience
• Demonstrated interest and experience as an entrepreneurial self-starter
• Experienced and comfortable in a fiduciary role
• Experienced and comfortable in a leadership role
• Excellent network of contacts throughout the industrial real estate sector
• Well connected to the market with extensive knowledge of real estate trends
• Bright, analytical, quick thinker who can assimilate and synthesize complex information to identify trends and patterns of business, financial and legal issues
• Strong financial, real estate development budgeting, underwriting, structuring, documentation, and negotiating skills and a thorough understanding of investment and risk-return implications
• Sound business judgment and risk management skills
• People management and team development experience

• Bachelor’s Degree required; advanced degree preferred
