Asset Management

Onward Investors is seeking candidates to join this growing, entrepreneurial Minneapolis-based private real estate investment firm as a member of our Asset Management Team. This position provides vital analytical support in strategic decision-making to maximize the financial performance of the real estate portfolio. This position will be an integral part of Onward Investors’ Asset Management Team, reporting the financial and operational health of properties to various constituents. This position will work with internal and external stakeholders to maintain a detailed pulse on each property and identify opportunities for improvements. 

RESPONSIBILITIES

• Work closely with property managers, brokers, accountants, and tenants to develop strong relationships and ensure efficient operation of portfolio assets.
• Oversee business plan execution, asset operations, financial performance, and capital improvement projects.
• Maintain models in Excel and Argus to track, analyze, and present return performance against underwriting for investment strategy recommendations.
• Prepare quarterly performance reports for fund investors.
• Evaluate and prepare proforma financial models to analyze potential refinancing, hold/sell decisions, and monitor existing debt covenants. 
• Review property reports and financials monthly to ensure accuracy, track operating performance, operating budget variances, and significant trends.
• Participate in regular operations, leasing, and market discussion with property management and leasing teams.
• Travel to visit managed properties and markets periodically.
• Participate in aspects of the due diligence process during the disposition or refinance of assets including informational and analytic requests from brokers and prospective buyers and lenders.

QUALIFICATIONS

• Bachelor’s Degree with 3-5 years of work experience in commercial real estate.
• Interest in an entrepreneurial and growing business environment.
• Knowledge of commercial real estate fundamentals and investment principles.
• Familiarity with legal documents related to purchase agreements, leases, and loan documents.
• Strong analytical and quantitative problem-solving skills.
• Experience in Argus and financial modeling is required.
• Excellent written and verbal skills to communicate with internal and external partners.
• Ability to work in a fast-paced, entrepreneurial environment as a hands-on contributor.
