Description


As part of the Financial Planning and Analysis Department, the Revenue Management Analyst is required to be an expert on the firm's revenue management systems, strategies, and related pricing procedures. This role will ensure that proper system settings are being applied by continuously monitoring ongoing revenue performance results, identifying, and reporting any issues to the Director of Financial Planning and Analysis, and supporting the residential property management team in the daily application of the revenue management strategies. This individual will act as a proactive advisor to the site operations and management teams for all pricing systems implementation and ongoing support concerning revenue strategies to improve financial performance. The Revenue Management Analyst will also be responsible for training Regional Property Managers and their site team members on all tasks relating to revenue management. This role will not have supervisory responsibilities and will work intimately with the Residential Department.


Primary Responsibilities*

  • Assist in the planning, implementation, and ongoing maintenance of the daily pricing system for the residential portfolio. This includes researching, evaluating, maintaining, and recommending changes as related to all components of apartment pricing strategies
  • Review daily pricing results generated by the firm's revenue management system and work with Regional Property Managers and on-site managers to resolve pricing related questions
  • Compile and distribute weekly summary reports outlining portfolio availability and leasing performance
  • Compile monthly performance analysis for senior management outlining revenue growth results, operational leasing velocity, and overall market conditions
  • Based on feedback provided by Regional Managers and site team, evaluate the in-place market competitors on a quarterly or otherwise as-needed basis to ensure each asset has accurate and up-to-date competitors listed on market survey reports
  • Develop expertise on local market nuances
  • Assist in evaluating renewal and lease expiration strategies based on market seasonality and overall asset health
  • Monitor and evaluate the generation and distribution of rent quotes to field staff and as generated by the revenue management system
  • Monitor long standing vacant apartments and collaborate with on-site staff to identify and resolve any potential pricing concerns
  • On a bi-weekly basis, audit data results generated by the on-site staff which directly impact daily market rents such as apartment make ready dates and system market surveys
  • Assist management and on-site team to resolve technical issues which may occur in the pricing system and/or any interdependent systems related to apartment pricing
  • Lead training efforts relating to revenue management concepts and pricing systems
  • All other duties as assigned or requested
  • Build and maintain positive relationships with team members at all levels

Required Education and Experience

  • Bachelor's in Business, Real Estate, Finance, or related field OR five+ years' experience in the multifamily Revenue Management discipline
  • Intimate knowledge of DC Rent Control Regulations

Preferences

  • Two years' experience as a Revenue Analyst or similar role
  • Two or more years' experience using Yardi Voyager or similar property management software
  • Two or more years' experience using RENTmaximizer or similar revenue management software
  • Advanced skills using Microsoft Excel

Work Environment

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, copiers, filing cabinets and fax machines.

This is largely a sedentary role; however, some filing is required. This would require the ability to lift files, open filing cabinets and bend or stand on a stool as necessary.
