JOB SUMMARY:  Responsible for leading the (i) commercial property management team for 5+ million square foot portfolio across 60 properties and (ii) residential property management team for a 1,600+ unit portfolio across 11 properties.  Both portfolios are expected to grow substantially as the Company continues to develop and complete large mixed-use developments.  Directs all activities of the property management function to achieve financial, operational and customer service goals and objectives.


LOCATION
:  Columbus, Ohio – 375 North Front Street

 

REPORTING RELATIONSHIPS: Member of the leadership team reporting to the President & COO.  Responsible for a team of ~ 70 individuals comprised of 6 to 8 direct reports with the remaining being indirect reports.

 

CORE JOB DUTIES & RESPONSIBILITIES:

  1. Develop, execute and meet all operational, financial, and development objectives for the property management, residential leasing and building engineering teams. Perform reviews and provide feedback and direction for annual budgets, monthly and quarterly reporting, operations and process improvement/best practices.
  2. Collaborate with members of the leadership team to ensure resource alignment and team integration.  Effectively communicate with other team members responsible for asset management, construction, legal, accounting and marketing to improve operations and processes, drive bottom line results and make recommendations to improve long-term strategies.  Lead team in the development and successful execution of a strategy for each asset in the portfolio and ensure that annual plans are consistent with the long-term strategy.
  3. Ensure lease document provisions are known and appropriately enforced.
  4. Develop, administer and deliver “best in class” property management and building engineering operations and customer services.  Demonstrate excellent customer service skills and build strong relationships with tenants, residents and vendors. 
  5. Recruit, develop, devise staffing plans, evaluate training needs, and complete performance management and assessments of all associates that report directly or indirectly to this position.
  6. Maintain a strong understanding of and ensure compliance with local laws pertaining to building codes and regulations.  Maintain emergency response plans and ensure policies are in place for each property.
  7. Perform special projects and other duties as assigned.

 

MINIMUM JOB REQUIREMENTS:

  1. Bachelor’s or graduate level degree in business, finance or real estate related field; CPM designation preferred
  2. Minimum 10 years’ commercial real estate experience with 8+ years managing people
  3. Demonstrated leadership skills and strong record of achieving financial, operational and customer service goals
  4. Hands-on operations executive who can think creatively, manage innovation, and effectively challenge existing practices
  5. Team player; able to take direction with proven record building strong teams/relationships and developing direct reports and others
  6. Excellent oral and written communication skills
  7. PC skills including MS Outlook, Word, and Excel
  8. Willingness to travel on a regular basis

Working Conditions:  Normal office environment.  Must be able to work non-stand hours, if necessary.  Must be able to travel (primarily Arizona).
