SLATE Property Group, a New York City-based Owner and Developer of residential and mixed-use real estate, is seeking an Associate of Acquisitions who will be involved with acquisition, asset management, financing, and disposition activities.  The candidate will be responsible for underwriting, diligence, and structuring potential real estate investments across the capital structure, as well as supporting in the asset management of a portfolio of properties.

Responsibilities:

 

Acquisitions

  • Prepare detailed pro-forma cash flow models in Microsoft Excel to analyze commercial real estate debt and equity opportunities across the capital structure.  Model complex scenarios, JV structures, waterfalls to calculate investor returns and promotes
  • Lead the due diligence and closing processes.  Perform market research, site visits, and reviews of financial statements, leases, and third-party reports
  • Prepare investment memoranda and supporting materials for Investment Committee review
  • Gather market data from research reports, local brokerages, databases and trade publications.  Obtain industry insights from conversations with brokers, consultants, owners, and operators.
  • Maintain thorough market awareness of commercial real estate debt and equity transactions across various real estate product types in New York City.
  • Track all properties in the active company pipeline and maintain internal tracking sheets and internal network of deal/inquiry details.

 

Asset Management

  • Perform quarterly valuations and reviews of each asset’s business plan. Prepare hold/finance/sell recommendations and oversee the financing and disposition process as necessary
  • Compare historical and current financials to identify variances with budget and underwriting.  Monitor specific performance measures to identify risks, trends and opportunities. 

 

Qualifications:

  • 3+ years relevant real estate experience at top investment bank. Must possess capital markets experience and knowledge of debt and equity investments.
  • Best in class financial modeling and analytical skills
  • High level knowledge of New York City building code and zoning laws as they relate to ground up construction and the renovation of existing buildings in New York City.
  • Strong knowledge of and experience in the property management of New York City multifamily real estate.
  • Expert knowledge of New York City with regards to location of streets, neighborhood profiles, and each market’s rental and for-sale residential housing prices. In addition, for all neighborhoods in New York City an in-depth knowledge of schools, transportation locations, and market opportunities related to real estate, etc.
  • Top-tier education (degree from a Top 30 ranked undergraduate institution) and strong GPA
  • Strong written and verbal communication skills to successfully manage internal and external relationships
  • Must be able to work independently, prioritize multiple tasks effectively, take on additional responsibility, and have strong attention to detail
