Position Title: Asset Manager

 

Position Overview: SSH is seeking a highly motivated Asset Manager to join the Investments division.  The role will be responsible to oversee and manage the performance of individual real estate assets and portfolios, including monitoring, financial planning, investor relations, and lender reporting. The portfolio, located in the greater Philadelphia area, is comprised predominantly of office and industrial/flex building and includes a small number of multifamily units, providing an opportunity to asset manage a variety of asset classes within a geographically specific portfolio.  The asset manager will report directly to a principal of SSH Real Estate and will have involvement in major decision making for the respective assets and/or portfolio.   

Responsibilities

 

  • Develop financial modeling and analyses for strategic review including discounted cash flows, IRR analysis, promote and return waterfalls, and NPV analysis.
  • Maintain cash flow models in order to evaluate current and future cash positions to identify any capital event opportunities, performance review, and distribution analysis.
  • Prepare, assemble, and distribute various Annual, Quarterly and Monthly Reports, including financial statement review and approval, revenue and expense variance reports, and reforecast analysis.
  • Assist in the annual budget process by determining budget requirements and partnering with team members to complete leasing assumptions, capital projections, draws, and debt service projections. 
  • Monitor and approve capital projects, review job costing for implications to cash flow, and partner with the accounting team to compile construction draw request.
  • Interface and lead interactions with owners, partners, lenders, property management, accounting, leasing, contractors, auditors, vendors, and other third party
  • Responsible for maintaining positive existing investor relations including mark to market analysis, quarterly investor reporting, investor communications, and any investor ad hoc requests.
  • Partner with the SSH brokerage division on leasing decisions, analysis, NPV, negotiations, and correspond with the lender for any leasing approvals or requests.
  • Coordinate the finalization and release of partnership tax returns and distribution of K-1s after preparation by third-party tax accounting firm.  Answer questions of third-party auditors in connection with audits of various partnerships
  • Coordinate with the third-party insurance broker the annual renewal of the “blanket” property, general liability and umbrella insurance policies for the properties in the portfolio.

Qualifications

  • 5-8 years of relevant work experience
  • Bachelor’s Degree in finance, real estate, accounting, or related field
  • Proficient in Word, Excel, PowerPoint, and ARGUS required
  • Understanding of real estate fundamentals, financing principles, and capital structures
  • Seeking a candidate with strong analytic and written communication skills.
