Firm & Position Overview:  

Our Client is a privately owned global real estate investment, development and management firm with a presence in 20 countries and just under $100 billion assets under management.  They have 114 developments currently underway around the world, and historically, has developed, redeveloped or acquired 1,205 properties, totaling over 390 million square feet.

 

Primary Responsibilities:

  • Responsible for overseeing the leasing of over 10M sf of commercial real estate in Manhattan
  • Oversee third-party brokers to ensure that properties are being marketed effectively
  • Coordinate with Asset Management in order to achieve budgeted property level objectives
  • Coordinate the marketing and leasing of available space within the assigned core portfolio
  • Maintain relationships with existing tenants and establish new relationships with prospective tenant brokers
  • Review and negotiate letters of intent, leases and other related documents
  • Evaluate value-added opportunities through upgrading tenant mix and/or repositioning commercial space mix within the core portfolio
  • Develop, update and present leasing reports to senior management
  • Responsible for establishing and implementing leasing strategies for new development projects
  • Assist Acquisitions group with underwriting and research on proposed acquisition opportunities
  • Attend weekly or biweekly update calls/meetings with JV partners and/or property managers and present to upper-level managers
  • Appropriate rent/trend analysis to monitor asking rents and identify any potential issues
  • View on unit renovations/scope and premiums achieved; monitor pace, cost and premiums; suggest modifications as needed
  • Recommend actionable solutions to either combat operational issues or take advantage of value creation opportunities
  • Evaluate value-added opportunities through upgrading tenant mix and/or repositioning commercial space mix within the core portfolio
  • Provide income projections for the annual budget process and quarterly forecasts

 

 

Experience Requirements:

  • 5 to 12 years Manhattan office leasing experience required
  • Proven track record; bachelor’s degree in business administration, real estate, or related field
  • Proven success in completing lease transactions including renewals, terminations, expansions, and unexpected vacancies
  • Strong negotiator with a proven track record (deal sheet required)
  • Ability to manage relationships with brokers and leasing companies
  • Deep understanding of the operational nuances of the office; Argus and excel capabilities would be advantageous  
  • Ability to synthesize granular rental and operational information into formats that allow or the identification of issues or trends
  • Ability to be highly effective in a team environment
  • Highly organized with strong attention to detail
  • Ability to multi-task and handle multiple projects and assets simultaneously
  • High integrity, drive and intellectual curiosity are a must, with the ability to maintain balance and a rational perspective in all circumstances
  • Proficiency with web-based leasing platforms and MS Office required
