JOB LOCATION: Los Angeles, CA

JOB SCOPE: The Associate Director will work with the Director - Capital Markets and
Managing Director-Investments in securing, structuring, and closing debt
and equity financing for affordable and market rate multifamily
acquisitions and re-financings.

JOB DUTIES:
Analyze potential new deals, including, but not limited to the following: market feasibility and underwriting; equity and debt structuring; general deal structuring; tax issues, and assessment of bond/LIHTC award potential (for affordable deals).
Maintain and convey to Standard’s deal teams market knowledge of the most attractive and creative debt and equity available in the
marketplace.
Liaise with lenders, investors, and LIHTC investors/syndicators (for affordable deals) for deal financing to determine best terms and partners for given deal.
Solicit and negotiate LOIs, term sheets, and commitment letters.
Follow, research, and summarize various state and federal housing, tax, development, tax-exempt bond, LIHTC and financing policies.
Work with counsel to negotiate equity and loan documents.
Prepare and review public agency funding applications and Section 8 contract renewals and assignments.
Assist in due diligence and closing processes with lenders/investors/syndicators.
Work with staff to ensure that all aspects of the equity investor and lender due diligence and closing processes are on track. Assist on an as needed basis.
Visit potential and existing properties on an as needed basis.
Post-closing, work with staff to ensure that projects are on track and meeting projections. Work with lenders/syndicators/investors on any material issues that arise post-closing.

REQUIRED SKILLS:
Excellent verbal and written communication, organizational, presentation and analytical skills.
Proficiency in Excel.
Strong work ethic and attention to detail.
Desire to work in a fast-paced, entrepreneurial environment.
Ability to take ownership and commitment to follow through.
Ability to effectively prioritize and handle multiple tasks under pressure.

MINIMUM QUALIFICATIONS:
At least 7-10 years of relevant work experience in the multifamily sector with focus on real estate finance and/or underwriting. Affordable housing experience preferred.
Bachelor’s Degree - Finance, Accounting, Economics or Real Estate Concentration is a plus.
Willingness to travel on occasion.
