Role Purpose:

 

This position reports to the Compliance Manager within the Property Management Division of the MidPen Housing Management Corporation. The primary responsibility of this position is to support the lease-up communities onsite, in all lease-up related activities, independently review and approve move-in applicant files, and audit recertification files for properties in our existing portfolio as needed, and generate all reporting associated with these tasks. In addition, this position will share the responsibilities of a Compliance Specialist when not supporting a Lease-up.

 

Your day to day:

 

• Position requires travel to different sites based on where Lease-ups are located.

• Assists in answering File and Compliance related questions as needed.

• Assists in the Lease-up process including but not limited to; accepting rental applications, ensure they are filled out completely and legibly, conduct applicant interviews as needed and ensure qualification documentation is in place to confirm resident eligibility, assist in the set up/logistics of leasing office when needed in coordination with Site Manager.

• Independently reviews and approves move-in files assuring applicants are income and program eligible for the Lease-up communities and stable communities in our portfolio. Communicates audit findings to site staff and follows up to assure corrections are completed, closed-out timely, and tracked.

• Participates in all Compliance File Audits (including but not limited to, 100% File audit for Lease Up Communities, First Year move-in and Annual

• Review for Stabilized Communities) to confirm compliance with program requirements including rent limits, income limits, other eligibility and lease requirements. Including assuring that overall backup documentation is in place to confirm resident eligibility. This includes reviewing and closing findings to the audit and distribution of work to assure completion.

• Maintains technical and professional knowledge by attending trainings as needed, and becoming certified in HUD/LIHTC and all appropriate funding source certification programs.

• Provides timely information to Compliance Manager on recertification audit findings and commonalities or common opportunities for learning.

• Maintain and reconcile reports as needed. Responsible for Tracking System (currently Track-It/Compliance Central). Review tickets daily and response based on assigned priorities.

• Responsible for relaying information to leasing staff on compliance related questions and on program regulations as they relate to occupancy and qualification requirements in partnership and directive from Compliance Manager.

• Performs other assignments as requested.

 

What you bring:

 

• Associates Degree in Business Administration, Real Estate, or related field or any combination of 2+ years of the following; compliance, property management experience, knowledge of affordable housing, LIHTC compliance regulations.

• Certified Tax Credit Specialist

• Certified Occupancy Specialist

• Customer service experience

• Ability to work well independently on assigned tasks and ability to meet deadlines.

• Communication skills, written and verbal.

• Possession of a valid California Driver's License, a good driving record and automobile insurance per requirements of the State of California.

• Knowledge of Excel and Microsoft Word.

 

Preferred Qualifications:

 

• Prior experience with property management software, i.e. Realpage, Boston Post.

• Blended Occupancy Specialist certifications preferred.
