Position Summary:

IEC is looking for an energetic, skilled renovation project manager to join our team and execute exciting, transformative renovation projects at various apartment communities throughout Southern California. Successful Renovation Project Managers love working in very fast paced environments. The job location will be based in Los Angeles and Orange County.

The Renovation Project Manager reports to the Director of Capital Projects and is responsible for working with Asset Management to develop renovation scopes, obtain multiple vendor bids for each project, coordinate timely, orderly execution, and verify work quality and completion. The role has elements of analytical project tracking and construction. This role tracks modest exterior upgrades and interior unit renovations of a portfolio of vintage apartments statewide.

Duties and Responsibilities:

  • Ability to analytically track and report many concurrent projects vs budget
  • Field work ~60% of time with balance of work in corporate office
  • Work with Director of Capital Projects to develop clear project scopes and renovation specifications. This includes working with interior and exterior designers to develop design concepts
  • Confirm work is being completed consistent with company quality standards, budgets, and timelines
  • Obtain and filter vendor bids, recommend and qualify contractors (references, licenses, insurance, etc.), negotiate terms (payment/schedule), and prepare contracts
  • Research and identify new subcontractors to maintain competitive pricing
  • Inspect projects for progress, timing of completion, costs to complete, and quality control. Meet with contractors to discuss scope discrepancies, change order requests, trouble spots, etc.
  • Initiate coordination/kick-off meeting and recurring meetings with Owner, Architect and Contractor. Establish staging details, sequence, schedule, scope, resident correspondence, etc.
  • Manage enforcing agencies. Meet with city inspectors/representatives as necessary to coordinate project efforts
  • Maintain organized records of project bid costs using corporate tracking tools. Notify Director of Capital Projects of upcoming capital needs and timing
  • Provide regular updates to Director of Capital Projects, community associates and Asset Management
  • Evaluate unit condition, document non-spec items to be replaced, walk unit renovations and complete punch-walks with contractors
  • Assist in developing scope of capital projects and budgets for new acquisitions at the direction of Acquisition team. The budget will include immediate repair/deferred maintenance items, value-add renovations, and reserve items/on-going repairs over the investment hold period
  • Scheduling and supervision to minimize unit interior down-time during renovation
  • Other duties as assigned

Qualifications:

  • Bachelor’s degree or equivalent verifiable work experience
  • Multi-family experience in Southern California preferred
  • Strong Microsoft Office skills
  • Smartsheet and Yardi experience preferred
  • 5+ years of real estate capital improvement project experience
  • Excellent problem solving, multi-tasking, and organizational skills
  • A passion for driving successful projects and creating impactful change
  • A self-starter with pro-active initiative
  • Must work well with others
  • Strong communication ability, both verbally and in writing. Ability to write reports, business correspondence, and procedures. Ability to effectively present information and respond to questions from supervisors, peers, vendors, and government agencies.
  • Open to travel locally and regionally
  • Valid driver’s license
