VICE PRESIDENT, ACQUISITIONS

Overview

Middleburg Communities is a fully integrated real estate operating company specializing in the acquisition, development, and management of quality apartment communities throughout the mid-Atlantic and southeastern United States.

Middleburg is expanding and seeks a multifamily acquisition professional to originate acquisition opportunities in the mid-Atlantic and southeastern US on behalf of a discretionary fund vehicle.  The Vice President will seek both off market deals through industry relationships and networking, as well as pursue marketed deals that meet specific criteria. Targeted properties include both value-add, moderate-rehab, and core plus properties. This position will act as a deal manager and interface with all aspects of the acquisition process including due diligence, equity capitalization and debt placement.  There will be daily interaction with the company principals and executive staff and provides the right candidate the opportunity for advancement. 

Responsibilities

  • Responsibilities for the position include, but are not limited to the following:
    Leverage existing, and develop new trusted relationships with owner/operators, developers, investors, brokers, lenders/bankers, and other marketing sources to generate ongoing lists of qualified investment opportunities;
  • Prepare, lead and deliver analysis/memoranda and recommendations to investment committee;
  • Oversee and drive a thorough, detail oriented due diligence process protecting the firm’s risk profile throughout the transaction;
  • Interact with capital markets and analyst team to underwrite and value property opportunities, and determine compliance with the acquisition criteria and guidelines;
  • Compile market data and supporting information for acquisition targets to support the underwriting and due diligence effort;
  • Support the equity and debt placement process with direct interaction with the Capital Markets group;
  • Coordinate input from Property Management, Asset Management, Marketing and Capital Markets groups;

Duties

Develop and maintain productive relationships with the brokerage community, private owner / operators, and institutional owners of A (Core Plus) and B/C grade multifamily properties with value enhancement potential. Identify properties for acquisition, underwrite, negotiate letters of intent, coordinate due diligence, assist in the presentation of the transaction to the equity investor partners and debt providers and coordinate the closing of select transactions. Investments will include portfolio and one-off transactions, including joint venture investments stabilized urban and mid-rise, suburban garden, and ‘value-add’ properties.  The company anticipates this person acquiring an average of 6-10 deals per year or $150 to $300 million in acquisitions volume.  Monitor all markets to thoroughly understand market opportunities.  The candidate should be knowledgeable in the economic and demographic conditions in each market.  Develop and maintain a strong working relationship with operations and asset management about acquisitions and all market strategies.  Effect a smooth transition of new investment properties into the operating portfolio and with the internal asset management group. 

Identify and recommend dispositions based on company goals and objectives.  Identify issues and timing for strategic adjustments to the company’s market position in assigned territory. 

Actively participate in company management regarding leadership, financial management and strategic planning.

Requirements

The ideal candidate will have a bachelor’s degree (MBA or Master’s in Real Estate preferred) and have a minimum of 5 years’ experience in multifamily acquisitions, capital markets, or brokerage.  Strong knowledge of MS Excel, Word, and PowerPoint is required.  The ideal candidate will have strong interpersonal and analytical skills.    

Compensation

Compensation is commensurate with experience but highly competitive and with excellent incentives tied to performance and a quality benefits package that includes health and dental insurance, 401(k), short- and long-term disability insurance, and life insurance.
