Position Overview

As a Valuation Specialist (Appraisal Specialist) within PNC Realty Investors organization, you will be based in Washington, DC or Baltimore, MD. In this role, you will oversee the valuation process for real estate assets of the AFL-CIO Building Investment Trust ( BIT ), serve as the lead contact with the appraisal management firm, and work with this firm to engage other third party appraisal firms as applicable. In addition, you will: Review each asset appraisal on a quarterly and annual basis, accumulate comments from the asset management team and return feedback to the appraisal management firm. Serve as primary interface with internal and external auditors regarding real estate asset valuations. Inform senior management of valuation changes during quarter and expected portfolio return impact. Prepare summary quarterly valuation results for presentation to, and approval by the BIT Investment Committee. Review all property appraisals to ensure consistent and accurate presentation in financial statements and other reporting. Review each development property waterfall during the quarter close process. Review other property waterfalls for reasonableness versus expectations. Participate in quarterly property financial statement reviews; review, monitor and evaluate operating results as part of the quarterly process. Work with portfolio management to update multi-period entrepreneurial profit appreciation projections quarterly post close. Prepare and submit performance return estimates to NCREIF each quarter. Preferences/Skills: MAI (Member of Appraisal Institute) Designation



Job Profile

  • Oversees the valuation process for real estate assets and serves as the lead contact with the appraisal management firm. Acts as the primary conduit for third party marketing efforts. Performs other real estate asset duties and projects as assigned.
  • Oversees the valuation process for real estate assets and serves as the lead contact with the appraisal management firm. Primary interface with internal and external auditors on asset valuations. Responsible for the review of all property appraisals to ensure consistent and accurate presentation and valuation.
  • Act as the primary conduit for third party marketing efforts. Shepherds all third party produced marketing materials through internal partners including legal and compliance. Acts as liaison for investor relations between third party marketing agent and PNC staff.
  • Oversees the insurance program for real estate assets. Primary owner of third party broker relationship. Coordinates activities of PRI staff, internal partners, as well as third party broker.
  • Processes all PRI/PNC contractual relationships through PNCs enterprise third party management system. Responsible for periodic compilation and review of vendor information.

Work Experience

Roles at this level typically require a university / college degree, with 5+ years of industry-relevant experience. Specific certifications are often required. In lieu of a degree, a comparable combination of education and experience (including military service) may be considered.
