Gemini Rosemont, is a fully-integrated commercial real estate platform that invests in and manages high-quality office properties located in gateway, primary and select secondary markets. Headquartered in the Southwest, the firm now employs over 200 and has regional offices in Albuquerque, Dallas, Denver, Houston, Los Angeles, New York, Peoria, San Antonio, Seattle and Tulsa.

 

The New York office is currently engaged in the development of a 44-unit condominium project and is acquiring additional residential development sites in New York. In addition, Gemini Rosemont is looking to acquire value add office opportunities in the New York and other east coast gateway markets.

 

The candidate will be a member of Gemini Rosemont’s New York development team and report to the Vice President of Development

 

Job Summary


The Project Manager will lead and support the design consultants, engineers and third-party construction managers regarding scope, design and construction issues for out of ground development projects. They will work closely with project accountants and other internal staff to manage the project to the project goals, schedule, and budget established by the VP Development and the acquisition managers. The successful candidate will have excellent communication, team building, and problem-solving skills.

 

Responsibilities

  • Support VP of Development in working with local jurisdictions on securing the necessary entitlements approvals and permitting for new projects.
  • Track project budgets including coordinating project invoicing and preparation of periodic management reports.
  • Review construction budgets prepared by outside construction managers to support competitive pricing and confirm internal pricing assumptions.
  • Monitor project schedules and assist with problem solving to ensure on-time delivery of projects.
  • Drive projects forward by compiling, distributing, and following-up on weekly project meeting task lists to the design-build team
  • Solicit proposals, de-scope and award contracts to architects, engineers and design team.
  • Review all contracts from the design-build team and coordinate contract administration.
  • Understand typical professional service consultants and gc/cm contract terms and assist in major contract negotiations and preparations.
  • Serve as construction period representative and attend site project meetings as needed
  • Monitor the project punch-lists to ensure timely completion and project close out.
  • Other duties, as needed to support projects to completion

 

Requirements

 

  • Bachelor’s Degree in Engineering, Real Estate, or Construction Management or related discipline or an equivalent combination of education and experience
  • Minimum of 5 years of active real estate experience, specifically within New York City.
  • Strong written and oral communications skills; ability to clearly and succinctly communicate and present information.
  • Experience with office, multifamily and mixed-use projects, including development experience with these sectors.
  • Strong organization and time management skills.
  • Able to deal effectively with multiple priorities.
  • Strong interpersonal skills, with the ability to develop relationships with multiple stakeholders.
  • Proficient in Microsoft Excel and proficiency with Word, PowerPoint and Project, Bluebeam
  • Knowledge of Autocad and Revit preferred.
  • Must be able to work in a fast paced/entrepreneurial environment.
