JOB SUMMARY
  

Responsible for the daily financial management and accounting reporting activities, including updating the asset management system (ELITE), preparation of cost reports, draw packages, budgets, administration of loan and vendor contracts, closeout packages, and earn out calculations.


ESSENTIAL DUTIES AND RESPONSIBILITIES
  


Prepares various analyses, generally using spreadsheets, to monitor project(s) and evaluate strategic alternatives. This includes development/construction projects and prospective sales and/or leases.

Prepares information used by corporate accounting for financial reporting and project accounting purposes. Examples include requests for funding against construction loans, and the business unit's payables, forecasts, or budgets.

Keeps asset management system (ELITE) information updated for Business Unit's projects.

Administers loans, vendor contracts, and draws for development projects, including monitoring key dates and reporting requirements for assigned projects.

Provides information to any tax consultants working on appeals of assessments.

Completes earn out calculations and ongoing analyses of exit strategies.

Assembles and distributes project closeout packages, which include all information related to completed projects.

SUPERVISORY RESPONSIBILITIES
  


No formal supervisory responsibilities in this position. May provide informal assistance such as technical guidance, and/or training to coworkers. May coordinate and assign tasks to co-workers within a work unit and/or project.

EDUCATION and EXPERIENCE
  

Bachelor's Degree in Accounting or Finance. 0-2 years accounting/finance experience. Experience in or exposure to real estate industry preferred.

COMMUNICATION SKILLS
  


Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information to both internal and external constituents.


FINANCIAL KNOWLEDGE
  


Requires knowledge of financial and real estate terms and principles. Ability to calculate advanced figures such as percentages, discounts, present value, internal rates of return, distribution waterfall, and/or commissions. Conducts advanced financial analysis.


REASONING ABILITY
  


Ability to comprehend, analyze, and interpret documents and financial reports. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.


SCOPE OF RESPONSIBILITY
  


Decisions made with understanding of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines as well as deadlines prescribed from client reporting requirements. Errors in judgment may cause short-term impact to co-workers and supervisor.
